RESPONSIBILITIES:
Organizes, plans and directs daily operations of Springmoor Buildings Maintenance Department. Supervises approximately eight (8) employees. Has the responsibility for the following:
- Personal hiring, firing, evaluations, promotions and time and leave records.
- Purchases supplies and equipment.
- Contractual monitoring.
- Complies with approved budget guidelines.
- Makes necessary changes/updates to Springmoor policies and procedures. Carries the Springmoor buildings and maintenance on-call phone per rotation.
- Directs the Preventive Maintenance Programs.
DUTIES:
Responsible for daily on-going organizing, planning and directing the Buildings Maintenance Department. Provides direct supervision to employees in this department following Springmoor guidelines and operates within the budget. Responsible for all aspects of personnel administration for this department including:
- Orientation
- Hiring
- Disciplinary actions
- Evaluations
- Promotions
- Time and leave records and approvals
Responsible for knowledge of Maintenance Manual, which includes but is not limited to, the following:
- Heating and air conditioning
- Electrical
- Plumbing
- Emergency systems
- Laundry equipment
- Buildings
- Processes all maintenance work orders by assigning to appropriate staff member. Follows up to insure quality completion of tasks.
- Approves all leave requests for the employees supervised and signs off bi-weekly on timecards ensuring accuracy.
- Responsible for reading, understanding and following the Springmoor Inclement Weather and Fire and Safety Plans.
- Makes regular and unannounced inspections to monitor performance of staff and compliance with policy and procedure.
- Writes any number of letters, memorandums, policies, and procedures for Springmoor. Implements as appropriate.
- Responsible for processing and updating Worxhub work requests.
- Responsible for completing a pre-punch checklist of all units for new move-ins. Any discrepancies found should assume responsibility of assuring that they are corrected prior to moving day.
- Determine appropriate cost estimates to be forwarded to resident billing for services rendered, if applicable.
- Responsible for being familiar with and following established policy and procedures, task lists and guidelines.
- Responsible for the conduct, adherence to uniform policy and overall employment relationship of staff under his supervision.
- Plans and organizes long-term solutions to immediate and future maintenance problems and develop and writes plan for corrective and preventative action.
- Carries out a program of preventative maintenance for all areas and assures its regular adherence by staff.
- Performs other related duties as assigned including hands on maintenance assignments where indicated by workload or the complexity of the maintenance problem.
- Must understand and be able to speak and read English fluently.
Qualifications
A college degree is desirable but not required. Must have managerial/supervisory experience, preferably in building management and maintenance. Genuine interest in and caring for people. Caring must include friendliness and listening abilities. Good communication skills, both oral and written. Creative, inventive and adaptable ways are necessary. Basic Microsoft Office suite capabilities. Ability to motivate several employees. Must be a well-organized person with effective follow through
