About the role
As a Development Manager within AWS Infrastructure, you will have the opportunity to help shape and execute on strategies to expand our Data Center portfolio and related infrastructure. The position requires a high degree of technical competence and professionalism. This position is responsible for building strong partnerships with regional teams, internal cross platform functions and business stakeholders to achieve regional strategic goals. This position will be required to step into several development projects at varying stages.

Roles & Responsibilities:
- Partner with Acquisition lead on deal engagement, negotiation and closing.
- Build and lead teams of vendors, consultants, and contractors.
- Main competencies include:
- Assist Acquisition lead in evaluating land and building/land acquisitions
- Hire and manage design professionals and consultants
- Assist in project entitlement process from acquisition through project permitting
- Provide conceptual and pre-construction estimating for all aspects of development
- Manage procurement of project permits and approvals
- Supervise and approval buyout decisions affecting budget
- Regulate on-site inspections of progress & quality
- Lead Role in Project Closeout
- Coordinate, compile and update current AWS design Specifications on a regular interval
- Assist in developing site plans that deliver the best in class product consistent with the market demands while achieving the investment assumptions approved by the underwriting process
- Assist in Build to Suit or Leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.
- Establish regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
- Develop budgets and track hard and soft costs for land, infrastructure and building.
- Conduct regularly scheduled project meetings as appropriate to ensure the timely completion and proper scope of each project.
- Provide Project Management updates on active projects as requested.
- Lead the Project team in closing out development deliverables.
- Monitor trends in the local construction market including pricing of materials and labor
- Research design, and construction alternatives and value engineering opportunities that will enhance AWS developments without compromising functionality or life cycle costs.
- Interface and develop working relationships with various public agencies
- Understand lease and work letter requirements.
- Understand & convey the inherent risks associated with a particular project.
- Ability to carry new design concepts through exploration, development, and into deployment/mass production.
Basic Qualifications
- 5+ years of experience working in the field of Civil Engineering, Architecture, or Construction Management. If education is strictly in Engineering, Architecture or Real Estate Development, applicant should have a minimum of 3 concurrent years’ experience working on construction projects.
- 5+ years of experience reading and interpreting construction drawings for all disciplines (electrical, structural, mechanical, etc.)
- 2+ years of experience managing schedule and cost in multi-project construction programs
Preferred Qualifications
- Experience on Design/Build projects
- Project Management, Contract Administration or equivalent certification
- Previous large scale Data Center experience
- Strong verbal and written communications skills, as well as the ability to work effectively across internal and external organizations.
- Ability to evaluate the feasibility of new technologies and determine construction methods of data center equipment and facilities.
- Experience managing projects concurrently across disparate geographies.
