Rise Madison Apartments, a newly constructed apartment community completed in 2025, is seeking an experienced and motivated Lead Property Maintenance Technician to join our team. As a premier Section 42 Affordable Housing community, we are dedicated to providing high-quality, safe, and welcoming homes for residents while maintaining the highest standards of property operations.
What You'll Do
As the Lead Property Maintenance Technician, you'll be the driving force behind maintaining the quality, safety, and appearance of our community. You'll oversee daily maintenance activities while helping create an outstanding resident experience.
Key Responsibilities
- Lead and coordinate daily maintenance operations
- Diagnose and repair HVAC, plumbing, electrical, appliance, and building systems
- Complete service requests promptly and professionally
- Perform preventive maintenance programs
- Assist with apartment turns and move-in readiness
- Maintain community amenities, common areas, and exterior grounds
- Troubleshoot building equipment and mechanical systems
- Ensure compliance with safety regulations and company standards
- Support and mentor maintenance team members
- Participate in rotating on-call emergency maintenance coverage
- Build positive relationships with residents through exceptional customer service
What We're Looking For
Required Qualifications
- Previous experience of apartment, residential, commercial, or facilities maintenance experience
- Strong knowledge of HVAC, plumbing, electrical, and general building maintenance
- Ability to diagnose and resolve maintenance issues independently
- Excellent communication and customer service skills
- Strong organizational and leadership abilities
- Valid driver's license and reliable transportation

Requirements
Essential Duties include, but are not limited to:
- Monitor all interior and exterior for maintenance issues. Perform inspections of all apartments, buildings, and common areas.
- Maintain and keep all tools and equipment in acceptable working conditions and work area neat and clean.
- Electrical: replace or fix outlets, light switches, fixtures, and breakers.
- Plumbing: replace or fix faucets, re-piping, toilets, sinks, and unclogging drains.
- Heating and Cooling: general heating repairs and cleaning filters, compressors, and condenser coils.
