About the role

Role Summary

The Facilities Supervisor – reporting to the Gastonia Area Facility Manager in the Corporate Real Estate Department – follows the MANN+HUMMEL Real Estate policies, practices, and procedures to provide an efficient and cost-effective real estate management program across the MANN+HUMMEL Gastonia area leased and owned real estate portfolio. The supervisor will adhere to the planned budgets and optimize the utilization of MANN+HUMMEL resources while maintaining the value of the portfolio of properties. The supervisor will develop and maintain communications with all facets of the business including the daily interactions and cooperation with the local and corporate Real Estate team, Purchasing, Health-Safety-Environmental, IT, plant maintenance teams, site(s) leadership and other facilities service providers.

Main Tasks

− Understand and follow the MANN+HUMMEL Code of Business conduct along with best practices in Environmental Health and Safety. Ensure that all employees and vendors reporting to this position are informed about the standards and related policies. Enforce them within this supervised activity
− Provide yearly CAPEX and OPEX project management of assigned projects, including the budget and schedule adherence. The supervisor will collaborate with MANN+HUMMEL purchasing and follow the MANN+HUMMEL purchasing procedures during the procurement of materials, equipment, contractors, and other service providers. The supervisor will initiate and maintain the scheduling of employees, coordination of vendors/contractors and other internal resources to maintain, repair and replace facility related equipment and systems
− Supervise and ensure the timely completion of the preventative/predictive maintenance tasks along with the overall real estate maintenance program objectives at the assigned locations. Reduce reactive/emergency breakdown maintenance expenditures while proactively identifying at risk conditions that may need engineered solutions. Optimize the utilization of internal labor, vendors/contractors, materials, and equipment to meet the maintenance schedules, quality levels, and budget limitations while conforming to MANN+HUMMEL policies and procedures. Secure and manage appropriate inventory of repair parts and supplies for critical facilities assets in accordance with company policies
− Provide timely service response, personally respond, and activate internal or third-party service providers as needed, to troubleshoot and repair facility equipment malfunctions to minimize service interruptions to the site(s) operations and production schedules. Ability to be reached, respond onsite and react to after-hours emergencies
− Collaborate with the Gastonia Area Facility Manager and Americas Real Estate Manager to develop CAPEX and OPEX budgets for the assigned locations
− Maintain compliance with all federal, state, environmental, and MANN+HUMMEL insurance regulations and guidelines

Your Profile

Education & Experience:
− Bachelor of Science degree in Engineering, or Business Administration and 3 years’ minimum supervisory experience in a manufacturing or warehouse environment, OR 5 years’ minimum supervisory experience in a manufacturing or warehouse environment, if without degree
Required Skills:
- Proficiency with Microsoft Office Software, SAP (or similar platforms)
- Familiarity with working principles of mechanical machinery, maintenance, and service programs in a manufacturing or warehouse environment
− Understanding of life/safety systems i.e.-fire alarms and various fire suppression systems

-  Up to 50% travel (Local/Regional)
Preferred Skills:
− Previous responsibility supervising facilities related OPEX and CAPEX budgets and project execution
- Experience with the following systems, Compressed Air, Mechanical-Electrical-Plumbing Systems, Building Management Systems (Planon, Corrigo, etc.)
