Role Summary:

The VP, Property Accounting Operations and Oversight is responsible for overseeing all accounting and financial operations within the Office segment. This role ensures accurate financial reporting, compliance with company policies and GAAP, and provides financial insights to drive strategic decision-making. The role will also play a critical leadership role in ensuring the quality, timeliness, and compliance of accounting and administration performed by the company’s third-party service provider for the all aspects of property accounting. The VP, Property Accounting Operations and Oversight collaborates with corporate accounting, strategic planning, and operational teams to maintain segment profitability and efficiency. Reporting to the SVP, Corporate Controller, the selected candidate will interface with many internal and external constituencies including our partners, external auditors, internal asset/portfolio management, acquisitions, tax team, and outsourced accounting disciplines.  The individual will need to demonstrate leadership qualities and strong interpersonal skills.

 

Key Responsibilities:                                                                                                                                                                                 

  • Accounting Oversight:
    • Review and approve key work products from the third-party administrator, including financial statements, investor reporting, and compliance deliverables, with a focus on complex investment structures.
    • Lead technical accounting research and implementation of new GAAP pronouncements impacting real estate, lease accounting, and revenue recognition
    • Provide accounting guidance and oversight for acquisitions, dispositions, joint ventures, and financing transactions.
    • Ensure compliance with accounting policies, internal controls, and external reporting requirements.
    • Monitor and ensure timely and accurate execution of property-related workflows, such as capital calls, distributions, and transaction processing for real estate investments.
    • Act as a liaison between the internal investment management team and third-party administrator, facilitating smooth communication and coordination on fund transactions involving real estate assets.
    • Identify and address opportunities for improvement in property and corporate accounting processes.
    • Foster strong relationships with the third-party administrator and other external service providers, ensuring alignment with the company’s objectives.
    • Collaborate with internal and external stakeholders to resolve complex accounting and operational challenges.

 

  • Corporate Accounting Support:
    • Oversee financial reporting, and budgeting for the assigned segment.
    • Ensure timely and accurate close process for assigned segment
    • Analyze segment financial performance, identifying trends, risks, and opportunities, inclusive of variance analysis and key financial metrics
    • Develop and understand allocation methodologies for revenues and expenses across multiple segments
    • Work closely with the accounting operations to ensure proper revenue recognition, cost controls, and financial compliance.
    • Manage office segment-specific accounting policies, including leasing commissions and revenue recognition and segment-level expense allocations.
    • Partner with segment leadership to provide financial insights and support business strategies.
    • Ensure compliance with internal controls, company policies, and relevant accounting regulations.
    • Coordinate with the SVP, Corporate Controller on roll-up of data into corporate-level reporting deliverables for RXR’s management companies

 

 

 

Required Skills and Attributes:

  • Bachelor’s degree in Accounting (CPA strongly preferred)
  • 12+ years of progressive accounting experience with a focus on real estate, and at least 3-5 years in a leadership role
  • Expertise in complex real estate investment structures, cost allocations, and intercompany transactions
  • Strong knowledge of US GAAP as it applies to real estate investment entities, public accounting experience preferred (Big 4
