DISTINGUISHING FEATURES OF THE CLASS

The work involves responsibility for performing a variety of semiskilled maintenance repair and related activities in one or a combination of crafts. The work approaches journey level in the trades but does not require the full degree of technical expertise and knowledge of the skilled trades person. Employees in this class perform rough maintenance and repair work covering several building and mechanical trade areas on a routine basis. Employees in this class may perform many of the manual tasks of the carpentry trade but generally are not required to plan and lay out structural construction or to do work involving the planning or design of furniture. The incumbent may perform the less complex tasks of the plumbing trade involving either replacement and repair or installation work with the layout provided by a skilled maintenance employee or a superior. The incumbent may be assigned to perform routine maintenance on heating and hot water equipment; may do a variety of welding work not requiring complex planning and layout or the use of special procedures; may perform the less complex and routine duties of the electrical, roofing, painting, masonry and locksmith trades; and may operate machine tools and perform less difficult machine operations not requiring difficult planning and layout. A Maintenance Worker 1 may, on occasion, determine the nature and extent of repair and may estimate the costs of replacement or repair, but only on routine or small projects which do not require involved estimates or specialized knowledge of quality, pricing, materials or equipment. Assignments may be received verbally or in writing and may be accompanied by sketches. The employee may devise his/her own methods for accomplishing assigned tasks. Supervision is not a typical function of this class. Does related work as required.

TYPICAL WORK ACTIVITIES

  • Repairs doors, window sash, storm windows, screens, window guards, locks and other door hardware, stairs, and railings; builds forms for concrete work; erects and moves partitions; assists in cutting, fitting, assembling and erecting wooden objects and structures; makes repairs to wood fixtures, ramps, ladders and frames.
  • Repairs wood, plastic and metal furniture such as office chairs, wheel
  • chairs desks, cabinets, bookcases and modifies furniture by adding bumpers, padding or special protective devices to meet special needs of user.
  • Performs the less complex plumbing tasks involving either replacement and repair or installation work including such tasks as cutting, fitting and threading pipe; removing existing pipes and fixtures; repairing and adjusting water mixers, thermostats and other fixtures; locating and unplugging stoppages, repairing leaks in steam lines; and overhauling vacuum pumps.
  • Operates and performs routine maintenance on heating and hot water equipment including the replacement of parts such as filters and pumps; periodically cleans equipment and firebox to insure efficient operation; replaces or adjusts such components as thermostats and points; and checks oil levels in storage tanks to insure adequate supplies.
  • Points up brick and stone work; patches plaster walls, sets tile; lays brick or stone on a repair basis; replaces firebrick on a repair basis.
  • Assists in repair and overhaul of air conditioning and refrigeration equipment utilizing methods of the electrical and plumbing trades.
  • Overhauls locks and door checks; makes keys; installs locks and other door and window hardware; changes combinations on pin tumbler locks; and opens locks when keys are not available.
