Description

Monroe Group is looking for a Director, Asset Manager to join our team!    


The Director, Asset Manager is a specialized role in the affordable housing real estate sector. The role is responsible for implementing strategies and initiatives per established goals and objectives. In this capacity, the Director of Asset Management will oversee all capital expenditures and the day-to-day operational activities of the Regional Maintenance Managers and Maintenance Trainer. 


Details of the Position: 

· Coordinate with the accounting department to utilize Replacement Reserves and other funding sources to fund projects.

· Review annual Capital Expenditure (Capex) budgeting for Monroe Properties and make recommendations to the Operation Departments and other departments as needed. 

· Participate in the annual budget review process and provide feedback.

· Review properties for Capex Needs and determine financial ability to perform capital needs in specific years.

· Responsible for contract management for capex projects, including maintaining vendor lists. 

· Track all capital spending related to R & R withdrawals and other funding sources.

· Work with Construction and Regional Maintenance Managers to transition sites from rehabilitation to stabilization.

· Planning/strategizing/preparing for NSPIRE inspections. Tracking all properties' status and scoring. Forecasting/assisting in forecasting the spend required for REAC prep.

· Track the performance of site teams, identify those not meeting expectations, and work with the Operations team to develop plans to improve.

· Review and track the preventative maintenance program, working with the Operations team accordingly. 

· Coordinates spend and activities on insurance claims and losses as required.

· Evaluation and implementation of Prop Tech for the portfolio.

· Management over the Regional Maintenance teams.

· Management over the Maintenance Trainer. 

· Other duties as assigned. 


Where is the job located? Preferably Denver, CO, with travel required up to 35%, Willing to consider other locations.

Requirements

Requirements for consideration are: 

· Bachelor’s Degree in a business, real estate, or communications field; master’s degree is preferred 

· 8-10 years of Asset Management experience

· Strong people and project management capabilities that forge high-performing and working relationships with internal and external team members

· Strong analytical skills and expertise in Excel and financial modeling

· Excellent verbal and written communication skills 

· Excellent presentation and interpersonal skills

· Self-starter; highly motivated and adaptable

· Willingness and ability to travel
