Position Summary
The Facility Maintenance Regional Manager oversees the ongoing maintenance, safety, repair, and operational readiness of credit union locations. This role ensures facilities remain functional, reliable, secure, and aligned with organizational standards. This position coordinates preventative maintenance measures, manages service vendors, oversees contracts and bid processes, and ensures facilities support an exceptional member and employee experience through well-maintained physical environments.
Duties & Responsibilities
Facility Operations and Maintenance
• Oversee day to day facility maintenance for credit union locations, including building systems, equipment, grounds, and interiors.
• Develop, schedule, and track preventative maintenance programs to reduce downtime and extend asset life.
• Respond to facility-related issues and emergencies; coordinate timely resolutions.
• Conduct regular site inspections to identify maintenance needs, safety concerns, and improvement opportunities.
• Maintain facility asset lifecycle plans and recommend replacements or upgrades.
Vendor & Partner Management
• Source, evaluate, and manage vendors for facility services such as HVAC, electrical, plumbing, janitorial, landscaping, snow removal, and security systems.
• Solicit and manage bid processes for repair projects, service agreements, and contracted maintenance work.
• Negotiate pricing, review contracts, and ensure vendor compliance with service level expectations, safety requirements, and regulatory standards.
• Monitor vendor performance, evaluate service metrics, and provide recommendations for improvements or changes while maintaining strong working relationships.
Project Management
• Plan and oversee small-to-medium facility improvement projects, repairs, and upgrades.
• Coordinate timelines, budgets, and communications with internal stakeholders and contractors.
• Ensure projects meet specifications, quality standards, budget expectations, and regulatory compliance.
Budgeting and Administration
• Assist in developing and monitoring the facilities budget, including maintenance expenses, capital projects, and vendor contracts.
• Track and report maintenance activities, asset conditions, and project progress.
• Maintain accurate records for work orders, inspections, warranties, and equipment inventories.
Safety and Compliance
• Ensure regional branches comply with safety codes, accessibility standards, and regulatory requirements.
• Support the credit union’s physical security standards, including coordination of locks, alarms, cameras, and access systems.
• Promote a culture of safety and ensure proper documentation of incidents and resolutions.
Required Minimum Qualifications and Skills
Knowledge
• 10+ years’ experience in facility maintenance, building operations, or a related field.
• 5+ years of experience managing projects in a facilities capacity.
• Experience managing vendors, contracts, and service agreements.
• Knowledge of the operation, repair, and maintenance of building mechanical, security, plumbing, construction, and HVAC systems.
• Broad cross functional knowledge of department's role and how it connects to Affinity Plus's operations, functions and services
• Awareness of risk considerations, and appreciation for vendor access protocols and regulatory expectations.
• Basic knowledge of safety and regulatory standards (OSHA, ADA, fire codes).
• Strong understanding of project management principles, including scope development, scheduling, budgeting, and stakeholder communication.
Decision Making/Problem Solving/Advising
• Demonstrated ability to independently solve complex problems by analyzing data, identifying root causes, evaluating alternative options, and implementing effective solutions.
• Proven ability to analyze complex situations, recommend tailored solutions, and influence decision-making.
