About the role

Overview

We are seeking an experienced Lead Maintenance Technician to join our team at a luxury mid-rise condominium in Carrollton, TX. This newly constructed property features residential units, retail shops, a large parking garage, and extensive common areas. The ideal candidate will bring expertise in vertical property maintenance (condominium, apartment, or hotel), and demonstrate leadership, technical skills, and a commitment to providing excellent service to residents.

The Lead Maintenance Technician will be responsible for providing exemplary service in a manner consistent with the values and mission of the Castle Group.  He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service. 

Responsibilities

  • Evaluates systems or facilities to determine maintenance or repairs that need to be performed. 
  • Responsible for overall maintenance and physical appearance of interior and exterior of the building and common areas.
  • Troubleshoot and maintain building systems including HVAC, electrical, plumbing, elevators, and fire safety systems.
  • Identify and assist in addressing potential construction-related defects, coordinating with management and contractors as needed.
  • Manage pool maintenance and ensure compliance with all local and state regulations.
  • Conducts daily walk-through of property to ensure compliance with safety standards an aesthetically pleasing environment with fully functioning equipment and amenities.
  • Maintain a clean and safe environment across all areas of the property including parking structures, lobbies, corridors, and amenity spaces.
  • Assist with after-hours emergencies. 
  • Maintain accurate maintenance records and inventory of tools, parts, and supplies.
  • Collaborate with property management on capital projects, budgeting, and preventive maintenance planning.
  • Collaborates with team members and inspects work performed; delegates assignments as instructed by Property Manager.
  • Ensure that all safety and OSHA regulations are followed by teammates, including proper use of PPE’s.
  • Responds to emergencies in the building as needed and maintains thorough knowledge and understanding of the emergency equipment and procedures established by Management.   
  • Provides inspection reports and/or checklists to Property Manager detailing property condition, safety issues and any other critical items.  
  • Responsible for stocking and organizing inventory of parts, supplies, and materials while ensuring all inventory purchases have proper approval from Property Manager  
  • Other duties and responsibilities as assigned. 

 

Supervisory Responsibilities 

  • May directly manage 1 or more teammates 
  • Carry out supervisory responsibilities in accordance with Castle’s policies and applicable laws.   
  • Responsibilities may include interviewing, hiring, and training, developing and mentoring employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. 

Qualifications

Education and Experience 

  • High school diploma or equivalency required.   
  • 5+ years of maintenance experience in a vertical residential or hospitality environment (condo, apartment, or hotel).
  • Strong working knowledge of HVAC systems, elevator operations, plumbing, electrical systems, and building automation systems.
  • Experience with new construction properties and familiarity with identifying construction defects is a plus.
  • CPO (Certified Pool Operator) certification preferred or willingness to obtain.
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent troubleshooting and diagnostic skills.
  • Professional demeanor and strong communication skills.
  • Additional vocational training and certifications such as HVAC, CPO certification or other certifications may be required 
  • Knowledge and understanding of Material Safety Data Sheet (MSDS) required  
  • Intermediate knowledge and understanding of irrigation, pest control, and landscaping. 
  • Position will require a valid Driver’s License.
