Maintenance

We are seeking a dependable and detail-oriented Maintenance Technician to perform general maintenance and repairs throughout the property. This position plays a vital role in maintaining a clean, safe, and attractive environment for residents and guests. The ideal candidate is proactive, takes initiative, and has a broad range of maintenance skills.

Key Responsibilities:

• Perform routine gutter cleaning using a 6-foot ladder.

• Conduct pressure washing of sidewalks, pool decks, and other exterior areas as needed.

• Inspect, operate, troubleshoot, and repair irrigation systems , including sprinkler heads, valves, controllers, timers, and irrigation leaks.

• Complete drywall repairs, including patching, texturing, and finishing.

• Perform interior and exterior painting, including touch-ups and small projects.

• Inspect attic spaces to check for roof leaks , moisture intrusion, or related damage and report findings.

• Complete small electrical repairs, including replacing ceiling fans at pool areas, changing light switches, and inspecting or maintaining property lamp posts.

• Diagnose and repair leaking spigots and other minor plumbing issues.

• Apply basic plumbing knowledge to address unit backups caused by clogged lines or tree root intrusion ; inspect sewer clean outs and assist in identifying the source of issues.

• Assist with or coordinate tree root removal impacting plumbing or property infrastructure.

• Blow common areas such as clubhouse parking lots, walkways, and pool decks to maintain cleanliness.

• Perform light concrete repair, including patching small cracks, chips, or damaged areas.

• Conduct regular property inspections by riding through the community to identify maintenance needs proactively.

• Respond to emergency maintenance calls , including after-hours situations when required.

• Report major issues to management and assist with special projects as assigned.

• Maintain tools, equipment, and work areas in a safe, clean, and organized condition.
