JOB MISSION 

Garrette Custom Homes is in search of an accomplished Senior Land Entitlement Project Manager, to bolster our team, focusing on feasibility studies, entitlements, site development, and land acquisition to propel our strategic homebuilding objectives. This full-time career opportunity offers a chance to make a meaningful impact. The Senior Land Entitlement Project Manager, reporting to the Land Entitlement and Development Manager, will play a key role in shaping Garrette Custom Homes future.

WORK ENVIRONMENT 

We have an in person work culture with a general work schedule of 8:00am – 5:00pm.

Requirements

JOB RESPONSIBILITIES

Site Feasibility and Entitlements: Lead in site feasibility studies, including creating budgets and competitive market analysis graphs. Lead in acquiring entitlement approvals to meet scheduling and budgetary requirements.

Project Scheduling and Management: Develop project schedules and budgets, manage projects with consultants, vendors, jurisdictions, and team members.

Permitting and Compliance: Apply for and obtain subdivision site development permits.

Site Development and Land Improvements: Manage residential subdivision land improvements, including utility installation, ensuring projects are completed on time and within budget.

Homeowner Association (HOA) Establishment: Establish Homeowner Associations, including drafting the CC&Rs, bylaws, and shared maintenance agreements.

Construction Phase Collaboration: Work collaboratively with superintendents and trades to provide assistance in site-related matters during the home building phase.

Property Research and Acquisition Support: Conduct preliminary property re
