Overview
The Property Operations Manager is responsible for the day-to-day operations of the cleanliness and maintenance of guest rooms, public space, and heart-of-house areas. Additionally, s/he will administer all aspects of the guest room maintenance program and provide leadership, guidance, and support to the housekeeping team and engineering team (to include, but not limited to, laundry and uniform teams) in the areas of guest service, training, scheduling, and performance management for the overall successful day-to-day operations
Responsibilities
Assist leadership in the day-to-day maintenance operations of the property, coordinate work schedules for staff, assign work orders, projects, and preventive maintenance tasks; Deep cleaning tasks, inventory, maintain, and order parts; follow up on assigned work, review daily work logs, work with the crew as required. On own and with the help of the entire staff: gather, collect, and solicit work, tasks, repair items, and work orders; sort and prioritize the information; make sure the required parts and materials are available and if not, requisition and order them. Perform maintenance tasks, general maintenance, complete assigned work and help in the maintenance and repairs of all areas of the property.Additional Responsibilities
- Supervise and train all Engineering and Housekeeping staff in Customer Service, Empowerment, Standard Operating Procedures and Loss Prevention.
- Be an expert and demonstrate knowledge of all services/features, hours of operations, room types, daily house count, expected arrivals/departures, room availability status, and scheduled in-house group activities to anticipate and respond to guest inquiries promptly and accurately.
- Prepare and properly distribute room assignment sheets to scheduled staff and ensure assignments are completed at the end of each shift.
- Effectively communicate changes of assignment sheets as they arise throughout the shift.
- Assist in developing and implementing plans to maintain property, equipment, grounds and other assets in a safe and acceptable state of repair.
- Ensure all emergency and life safety equipment and systems are inspected, tested and certified per Hotel standards.
- Review all guest and meeting planner comment cards to ensure problems are identified and corrected in a timely manner.
- Ensure compliance with the Americans with Disabilities Act (ADA).
- Assist with the administration of all vendor contracts controlled by the engineering department.
- Ensure that room maintenance requests are handled in a prompt and courteous manner.
- Follow up on all alarms immediately to determine the exact location and cause. Determine emergency status and report findings to Front Desk. Take immediate action as necessary.
- Assist as necessary with special projects and renovations.
- Support and participate in all Hotel programs
- Lead and/or participate in Hotel Safety Committee.
- Ability to apply implemented work order system
- Foster and maintain strong, positive relationships with team members across all departments through communication and regular face-to-face interaction.
Qualifications
- At least 3 years of supervisory or lead mechanic experience in a hotel or a related field; or a technical certificate with at least 1 year of supervisory or lead mechanic experience.
- HVAC, electrical, plumbing, boiler operations and general maintenance skills required
- High school diploma or equivalent required
- Long hours sometimes required.
- Heavy work – Exerting up to 100 pounds of force occasionally, and /or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull or otherwise move objects.
- Maintain a warm and friendly demeanor at all times.
- Previous HILTON experience in a Four Diamond quality organization preferred.
- Must be able to effectively communicate both verbally and written, with all level of employees and guests in an attentive, friendly, courteous and service oriented manner.
- Must be effective at listening to, understanding, and clarifying concerns raised by employees and guests.
- Must be able to multitask and prioritize departmental functions to meet deadlines.
- Approach all encounters with guests and employees in an attentive, friendly, courteous and service-oriented manner.
- Attend all hotel required meetings and trainings.
- Participate in M.O.D. coverage as required.
- Maintain regular attendance in compliance with Hotel Standards, as required by scheduling, which will vary according to the needs of the hotel.
