Description
The Resort Maintenance Manager plays a vital role in ensuring the overall upkeep and functionality of the resort. This position is responsible for maintaining the resort’s grounds, facilities, streets, equipment, and utility systems. In addition to hands-on maintenance duties, the manager leads and supervises the resort’s maintenance team, fostering a safe, efficient, and well-maintained environment for guests and staff.
Note: This role requires a flexible schedule to accommodate the operational needs of the resort.
Requirements
Job Requirements:
- Lead the recruitment, training, and development of maintenance team members, ensuring compliance with company policies and procedures.
- Monitor and follow up on work orders to ensure timely and thorough completion.
- Conduct water testing and perform maintenance duties related to well-water systems or on-site water meters, as applicable.
- Ensure regular collection and submission of water samples in accordance with regulatory standards.
- Supervise and assist with property maintenance, including landscaping, clubhouse upkeep, pool care, street and curb repairs, and general groundskeeping.
- Manage the selection and oversight of contractual services and supervise on-site contractors.
- Promote a culture of safety by ensuring staff follow all safety protocols and properly use safety equipment.
- Prioritize and resolve service requests, maintaining accurate records of request types and frequency.
- Establish and manage an emergency maintenance on-call schedule.
- Ensure compliance with all company operational policies and procedures.
- Maintain logs for vehicle and equipment maintenance, ensuring proper care of resort vehicles.
- Coordinate routine maintenance and minor emergency repairs across the property.
- Ensure safe storage and handling of hazardous chemicals and equipment.
- Prepare and maintain all maintenance-related documentation in alignment with the Operations Manual.
- Review and approve exterior improvement and tree maintenance/removal requests.
- Maintain inventory of tools, equipment, and supplies.
- Procure supplies and services as needed, adhering to budgetary guidelines.
- Meet daily with the RV Resort Manager to report on maintenance activities and identify any unsightly or hazardous conditions, offering recommended solutions.
- Support the RV Resort Manager with capital expenditure planning, including budget variance reviews as needed.
Job Qualifications:
- Proficient in basic computer applications, including Microsoft Office, email, and internet navigation.
- Strong leadership skills with the ability to effectively motivate, train, and guide team members.
- Excellent written and verbal communication abilities.
- Skilled in multitasking, time management, prioritization, and problem-solving.
- Competent in operating a variety of hand tools and power equipment.
- Solid working knowledge of plumbing, electrical systems, construction, pool maintenance, and general groundskeeping.
- Availability to respond to resort needs outside of standard business hours.
- Minimum of 1 year of supervisory experience preferred.
- Minimum of 3 years of experience in general maintenance, repair work, and groundskeeping preferred.
