Job Description Summary

Our office in Dublin has an exciting opportunity for an experienced Senior Property Manager to join our team in delivering best in class services to Ireland’s most exclusive residential development in the heart of Ballsbridge, & high-profile Institutional Client portfolios. This exciting opportunity will provide the successful candidate with the opportunity to act as the primary interface with high profile clients, OMC’s, occupants, key decision makers and other stakeholders with responsibility for coordinating the successful management of the Estates.

Job Description

Responsibilities:

  • Overall responsibility for the upkeep, maintenance, legal, insurance and general management of each client site.
  • Relationship management involving; Stakeholders, Board of Directors, Owners, and Contractors from client sites.
  • Working alongside the board of directors and General Manager in the determination of services and standards and the introduction of initiatives to improve the living experience for residents.
  • Working alongside General Manager to ensure service adequate provision and standards are maintained.
  • Liaising with sub-contractors relating to cleaning, waste and technical services while ensuring service level agreements (SLA’s) are in place and KPI’s are delivered as required.
  • Management of on-site General Manager, On-site Janitors.
  • Coordination of site-based team in delivering services to the apartment buildings and estate areas.
  • Managing direct reports providing technical support, guidance and providing clear expectations and performance goals.
  • Accomplishes staff results by communicating job expectations and planning, monitoring and appraising job results.
  • Motivates direct reports by providing positive feedback and skills development.
  • Develops, coordinates, and enforces systems, policies, procedures, and productivity standards.
  • Instructs, manages, and monitors third party contractors to ensure smooth delivery of service provision.
  • Conduct thorough property inspections, adhering to health and safety regulations.
  • Handle correspondence promptly, address queries, and uphold meticulous documentation.
  • Dealing with owner and occupied queries and applications in relation to OMC matters.
  • Set service charge budget on an annual basis, analysing variances, and taking corrective actions where necessary for approval by the Board of Directors
  • Attend bi-weekly Residential Management meetings with Client.
  • Professional individual with excellent interpersonal skills when dealing with a variety of stakeholders.
  • Stay well-informed about pertinent legislative changes and industry best practices and ensure the correct practice and procedure is adopted.
