Location: Topeka and Lawrence, KS

FLSA Status: Salary

Position Status: Full-Time

Work Schedule: Monday-Friday (8:00AM-5:00PM), must be available to work on weekends as needed

Base Pay Range: $80,000 - $100,000

Travel: up to 25% of the time in state; may include occasional out of state travel

Position Summary:

The role of the Regional Property Manager exists as a functional role in the Operations Department. The Regional Property Manager is responsible for the overall management of multiple multifamily locations within a specific region/geographic area. Current portfolio is approximately 1,500 units. Builds and fosters relationships with vendors, team members and other key stakeholders. Oversees quality and efficiencies of services provided, staffing, budget, short/long range planning, problem solving, new products/service deliveries, and employee development. This position requires performance of Regional Property Manager duties while maintaining good communication and reporting relationships with multiple departments, field management, maintenance and Company Personnel at all levels.

Duties & Responsibilities:

  • This position will be responsible for the leadership, direction, coordination and performance of all property managers, maintenance and assigned site locations.

  • Superior leadership skills. Able to direct and manage employees across multiple sites.

  • Expertise in process development, generation of standard work and effective implementation.

  • Hire Property Managers and Maintenance staff.

  • Train Property Managers on all processes and procedures.

  • Ensure Maintenance Team is trained on processes and procedures.

  • Build a highly capable and motivated property management team and help to create a positive environment in which to work and provide great service.

  • Supervise the property management and maintenance teams holding team members accountable and recognizing achievements.

  • Partner with maintenance leadership to manage capital improvement projects and unit renovations.

  • Maintaining a high level of professionalism and appearance on the job and projecting this professionalism to team members, residents, owners, vendors and subcontractors, as well as people in the local community.

  • Encourage other team members to accomplish reachable, but challenging, goals.

  • Prepare weekly, monthly and quarterly reports to present to management detailing the performance of each of your properties.

  • Visit each property on a regular basis – at least once per week.

  • Have weekly meetings with each of your property managers.

  • Demonstrate training is a priority by staying current on all company training and by ensuring team members stay up to date on training.

  • Implement with team procedures to track and document renovated units and capital improvements.

  • Ensure properties are all in compliance with all laws and corporate guidelines.

  • First point of contact with your Property Managers.

  • Understand how each property is performing in terms of operations, occupancy, and financially as well as how the property is performing compared to its competitors.

  • Help design a marketing plan for each property.

  • Assist in the preparation of each property’s budget and monitor the property operations compared to budget.

  • Determine capital requirements and pricing and present to corporate management.

  • Demonstrate excellent interpersonal skills, being able to work effectively with all levels of personnel and clients.

  • Establish and maintain the respect and confidence of clients and employees.

  • Ability to work in a fast paced, growing, demanding environment.

  • Drive occupancy, leasing velocity, and renewal performance across the portfolio.

  • Conduct regular property visits and audits to ensure curb appeal, unit readiness, and operational excellence.
