In this role, the Director of Corporate Real Estate will lead multiple large teams headed by Commodity, Account Management, and Strategic Sourcing managers in the execution of Supply Chain Strategies.  You will develop sourcing standards and operational plans to address capacity issues and production decisions, as well as overseeing all aspects of supplier selections, negotiations, and contract administration. 

Key Responsibilities:

  • Direct the delivery of corporate real estate (CRE) services and projects globally for Carrier’s 35M square foot, 1100+ properties across 50 countries with a spend of $2M. Direct supervision of 4 Carrier employees plus third-party alliance partner teams in multiple regions/geographies.
  • Provide all real estate service lines from beginning to end
  • Transaction management-broker engagement, market survey and tour coordination, broker instruction, deal terms, negotiations, and contracting for all acquisitions (purchase), sales, lease (new/renewal), lease exits, and relocation
  • Lease administration-reporting of all properties owned and lease, abstraction of all leases written in multiple languages, quality and desktop audit of lease terms, critical notification dates, lease accounting financial reporting, and vendor (landlord) payment of rent for U.S. properties
  • Project management-development and budget creation for all building fit-out (construction) or renovation projects including sub-contractor scope, scheduling and negotiation for general construction contractor, architect and engineering, fire safety, security systems, digital, AV, and furniture.  Engagement with market project management teams, weekly project runs from construction drawings, permitting, build, certificate of occupancy and move. 
  • Workspace planning and design-standardization of Carrier’s workspace including space design and organization for optimal utilization and efficiency, floor planning/CAD design with updates following people moves, and allocation of costs across departments/business units. 
  • Portfolio strategy & management-optimization of real estate portfolio as an investment; aligning corporate objectives with investment and asset mix; footprint reduction, modeling & analysis, and return on investment.
  • Expert in commercial real estate market conditions for a diverse property portfolio of manufacturing, industrial, office, warehouse, lab/R&D, and service centers globally while guiding all business units throughout the process.
  • General understanding of real property law, procedure, and regulations across 50 countries
  • Establish relationships with landlords and advance Carrier’s real estate position through various market lifecycles (i.e. boom, recession, RTO)
  • Guide business units on the complete eCAR process including the creation of all real estate financial budgets and business cases, environmental and risk management approvals.  Approver on all real estate transactions.  Present high-value deals to the office of the CFO. 
  • Guide ELT on real estate strategy and delivery of savings targets
  • Spearhead design process and review plans to confirm that project objectives and budget are being met
  • Partner with legal counsel and EH&S on all real estate properties including leases, sales and acquisitions, and all legal matters related to real property and tenancy law.
  • Partner with EH&S on strategy and mitigation of environmental risks for property dispositions, current or past sales
  • Serve as landlord for sub-leased properties
  • Implement sub-leases across business units including cost allocation and capex budgets
  • Real property reporting for SEC/public disclosures
  • Contracting and supplier relationship management with third-party providers
  • 5% YOY expense reduction related to real estate and/or facilities spending plus the generation of cash through property sales
  • Serve as company representative at the leading global industry association of corporate real estate executives (CoreNet)
  • Extensive travel may be required within the US as well as internationally.

Basic Qualifications:

  • Bachelor’s degree
  • 10 + years of experience in supply chain, finance, real estate, or facilities management in a corporate environment
  • 5 + years of experience in procurement negotiation
