About the role

Westminster Communities of Florida, a nationally recognized non-profit organization serving seniors is seeking to fill a Senior Director of Construction position at its office near downtown Orlando. This position is responsible for coordination and managing construction projects for Senior Living communities and properties. This position requires experience in ground-up and building construction, existing property conversion, occupied construction locations, building systems, major equipment and renovation projects.

ESSENTIAL JOB FUNCTIONS:

  • Adhere to all applicable rules, policies, standards, and guidelines established by Westminster Services and its affiliated communities.
  • Serve as the primary representative for assigned construction projects throughout the pre-construction and construction phases. Project values may range from $25,000 to over $30 million.
  • Oversee the administrative and technical management of assigned projects, including construction schedules, budgets, and cost controls.
  • Supervise project managers and independent consultants, ensuring alignment with project goals and company standards.
  • In collaboration with the Senior Director of Construction, manage all aspects of pre-construction planning, bidding, contract administration, change orders, submittals, procurement, scheduling, budgeting, and project delivery.
  • Act as the main point of contact for Architects, Engineers, Contractors, and other consultants, facilitating effective communication and coordination.
  • Ensure compliance with project specifications, timelines, and budgets throughout the lifecycle of each project.
  • Foster clear, professional, and timely communication across all stakeholders, including internal teams, external partners, and leadership, to ensure transparency, resolve issues, and support successful project outcomes.

RESPONSIBILITIES:

  1. Collaborate with the Senior Director of Construction to coordinate project timelines, budgets, and quality standards. Develop efficient project plans and schedules that strategically allocate resources for timely, cost-effective completion.
  2. Review and provide feedback on preliminary plans and schematic designs prior to bidding.
  3. Validate preliminary budget figures and value engineering as necessary to bring projects within established budget goals.
  4. Oversee project managers and evaluate contractor and consultant performance. Ensure architectural and engineering drawings comply with specifications and project scope.
  5. Manages the proper administration of construction contracts and for obtaining all necessary building permits and special permits for improvements to site except for permits to be obtained by contractor or sub-contractors. Responsible for monitoring and administrating all building documents, plans, specifications, permit revisions and administrate all Architect, Engineers, Designers, Contractors, and consultants related to the design of the project.
  6. Monitor safety compliance and address any violations or deficiencies on assigned projects.
  7. Review and authorize payment requisitions and draws, review prepared change orders, and conduct thorough CO reviews with General Contractor, Architects, Consultants for all costs related to the project. Works with consultants to develop and review schedules of value. Structure draws/payments in such a manner that company is best represented fairly for work in place and on time. Make projections on the financial status of the project.
  8. Track and manage documentation such as Notices of Commencement, Notices to Owner, and lien releases throughout the project lifecycle.
  9. Maintain oversight of construction schedules and costs to ensure on-time, on-budget project completion. Prepare and distribute monthly cost and communication reports.
  10. Stay informed on current project challenges and communicate updates and necessary plan modifications to the Senior Director of Construction, COO, owners, and architects.
  11. Keep the Senior Director of Construction informed of project progress and any challenges affecting schedule, budget, or overall status.
  12. Ensures project managers effectively communicate to local Executive Directors and other applicable stakeholders project status and schedules at least monthly.
  13. Work with project managers to ensure timely delivery and installation of materials in accordance with the project schedule. Monitor delivery timelines and address delays. Review contractor claims and manage disputes.
  14. Support project managers in reviewing and negotiating change orders. Maintain thorough knowledge of all contracts and monitor the financial and scheduling impact of changes.
