What you'll be doing:
To assess and mitigate the development/construction risk of CIBC’s Real Estate floating rate lending activities by proactive pre-closing due diligence and ongoing loan administration throughout the loan term, and report to Executive Director to advise and consult in connection with deal specifics, compliance, and concerns.
How you'll succeed:
Administrative & Construction Due Diligence
- Analyze and mitigate risk resulting from the development, construction, operational and administrative aspects of the proposed loan transaction.
- Review transaction structure for compliance with credit approval and consistency with operating procedures.
- Review loan documentation for compliance with credit approval and the inclusion of effective administrative controls
- Establish insurance and surety bonding requirements and confirm compliance
- Liaison with CIBC Real Estate Loan Syndication group and participant banks with due diligence documentation
- Determine and establish required escrows for taxes, insurance, leasing, replacement, etc.
- Supervise Analyst/Associate’s review of initial disbursement for loan closing.
On-going Administration
- Supervise Analyst/Associate’s review of ongoing requests for disbursement of loan proceeds and escrowed funds.
- Compile and analyze ongoing project information for compliance with credit approval, legal documentation and underwriting assumptions
- Liaison with CIBC Real Estate Loan Syndication group and participant banks regarding progress
- Analyze Borrower’s request for funds
- Provide early warnings on budget and construction schedule issues.
Operation and Management
- Provide oversight of Analyst/Associate’s recording, tracking and follow-up of critical loan dates
- Provide oversight of Analyst/Associate’s filing of loan documentation
- Report to Executive Director for accountability, status updates, concerns, and/or breaches.
MAJOR CHALLENGES/PROBLEMS
- Management and assimilation of the tremendous volume of information which a real estate construction/development project loan generates
IV. DECISION MAKING AUTHORITY
- Recommend approval of loan and escrow disbursements, including the initial loan funding at loan closing
QUALIFICATIONS
Minimum
- Knowledge of the legal, financial, construction, business and managerial aspects of real estate banking.
- Skills in computer analysis utilizing EXCEL and WORD
- BA or BS in Business, Finance, Real Estate, Architectural, Engineering or Construction Management
- Two to five years experience in real estate finance with a commercial bank, mortgage lender, investment bank, equity fund or major development company
- Travel availability to attend periodic project meetings and site inspections
Desirable but not essential
- Skills in computer programs applicable to construction/development (scheduling, lease analysis, database)
