The Property Manager is responsible for overseeing all aspects of the day-to-day operations of the community in accordance with the company’s vision and standard operating procedures. Including maximizing financial performance, ensuring resident satisfaction, and staff development within established standard operating procedures. The Property Manager is also responsible for the hiring and training of all staff. A successful Property Manager is proactive problem-solver, leads by example, and continuously encourages professional growth of their team members. As a leader, the Property Manager must be a self-starter and understand the position requires 24-hour availability.
Essential Responsibilities
- Must be knowledgeable in all aspects of the daily operations of the property.
- Must be available to work weekends if necessary
- Directly responsible for maintaining high occupancy and low delinquency levels.
- Collaborating with company leadership to source, set and sell/rent new and used homes when required
- Managing the home rental program including, leasing, renewals and home turnover processes
- Directly responsible for the financial oversight of the property
- Serves as the direct point of contact for CPCM residents.
- Works with the marketing team to increase occupancy and further promote the company brand.
- Ensures residents receive a high level of service consistent with the company’s philosophy.
- Recruit, train, mentor and supervise staff
- Ensure that team members are trained properly in order to maintain exceptional service levels for guests.
- Plan maintenance work, events and reservations
- Daily walk throughs of property buildings and amenities to ensure all company standards are being met.
- Handle resident concerns
- Promote and market the business
- Must stay current on market conditions and local trends
- Ensure compliance with federal, state and local laws as well as with health and safety agencies.
- Perform administrative duties in the office such as completing reports, approving payroll, approving invoices, managing social media, marketing, etc.
- Be present on the property, interact with residents, staff and vendors.
- Coordinate with various departments on resident and business needs
- Enforce property guidelines and standards
- Assist with preparation of the annual operating budget.
- Monitors monthly operating budgets and prepares monthly explanation of P&L variances
- Maintain a clean & organized work area.
- Attend all company & property required meetings and training sessions.
- Perform other duties as requested by the Regional Manager and above.
Schedule:
- 8 hour shift
- Monday to Friday
- On call
- Weekends as needed
