Responsibilities:

  • Provide analytics with focus on affordable housing construction lending, tax equity and private equity investment product.

  • Assist with originations and due diligence, financial analysis, and assembling submissions for credit review.

  • Perform risk assessment and background analysis of markets and financial analysis of sponsors and guarantors.

  • Liaise with Credit Risk Management and Operations department.

  • Oversee structuring loan fund vehicles targeted at affordable multi-family rental housing preservation and distressed affordable multi-family rental housing rehabilitation in collaboration with community-oriented development, operating, and property management partners.

  • Oversee fund compliance with Morgan Stanley’s underwriting guidelines and risk acceptance criteria, including analysis and underwriting of prospective fund transactions.

  • Serve as Morgan Stanley representative on fund governance committees with responsibility for monitoring and tracking of loans and investments, including any periodic reporting on construction loan progress, leasing, financial statements required to monitor changes in borrower risk profile, adherence with loan and investment terms, and required filings of IRS and similar reports to public sector agencies.

  • Manage and oversee staff managing loan relationships.

Skills:

  • 15 years minimum experience in all aspects of affordable multi-family rental housing lending, investment, and monitoring. 

  • 15 years minimum experience with SBA 504 lending.

  • Experience working with public sector financing sources including Low Income Housing Tax Credits, HUD and FHA, SBA, bonds, state and local programs.

  • Direct experience managing relationships with affordable housing developers.

  • Strong Microsoft Office skills including Excel and Power Point.

  • Detail-oriented with strong analytical skills.

  • Comprehensive and logical.

  • Team Player with strong communication skills.

Expected base pay rates for the role will be between $150,000 and $250,000 per year at the commencement of employment. However, base pay if hired will be determined on an individualized basis and is only part of the total compensation package, which, depending on the position, may also include commission earnings, incentive compensation, discretionary bonuses, other short and long-term incentive packages, and other Morgan Stanley sponsored benefit programs.
