Job Summary:
The Maintenance Technician [I/II/III] plays a critical role in SC Swiderski’s commitment to Property Fitness and Tenant Satisfaction. Under the functional direction of the Maintenance Manager and Area Maintenance Lead the Maintenance Technician ensures the safe, efficient, and high-quality upkeep of apartment homes, buildings, and community spaces.
Technicians perform preventive, corrective, and emergency maintenance while delivering Astonishing Customer Service to residents, Property Managers, and fellow team members. As employees progress through Levels I, II, and III, they assume greater technical proficiency, problem-solving ability, and leadership responsibility—advancing from task execution to mentorship and regional resource support.
Duties/Responsibilities:
Level III – Maintenance Resource
- The Maintenance Technician III has reached, in additional skills and experience, a level of mastery that allows them to function as a company resource in the overall execution and delivery of complex Maintenance programs and services. They function as a cornerstone of the team in their areas of responsibility,
- This role demonstrates advanced technical proficiency, strategic oversight, and technical leadership in managing all Property Maintenance activities. The Maintenance Technician III ensures project alignment with corporate goals for safety, quality, schedule, and budget while fostering a culture of accountability, teamwork, and excellence. This level provides training, onboarding, and mentorship to other Maintenance Technicians, collaborates with Maintenance Leadership on process improvements, and contributes to both maintenance planning and strategy, as well as company-wide Maintenance Operations development,
- Perform all duties of Maintenance Technician II with a high degree of independence and accountability,
- Perform advanced troubleshooting and repair of boilers, appliances, heating/cooling systems, electrical wiring, and other complex systems.
- Read and interpret wiring diagrams, specifications, and technical plans.
- Lead by example in safety practices, technical proficiency, and customer service.
- Train, mentor, and support new or less experienced technicians, including ride-along coaching, skill demonstrations, and ongoing feedback.
- Develop training materials, checklists, and guides in coordination with the Area Maintenance Lead.
- Serve as a subject matter expert and resource across multiple properties.
- Maintain organized work vehicles, tools, and inventories.
- Participate in on-call rotation and respond to emergency maintenance needs outside of standard hours.
- Develop and maintain positive relationships with residents, vendors, and property staff
- Utilizes additional skills and experience to augment and support the Maintenance and Property Maintenance Teams. (Project management, Plumbing certifications, HVAC, Mechanical repair, additional Maintenance certifications, EMT certification, or other disciplines beneficial to Maintenance at SCS.)
Requirements
Qualifications:
Knowledge, Skills and Abilities:
- 5–8+ years progressive maintenance experience
- Advanced technical certifications (HVAC, EPA 608, electrical, plumbing, etc.) preferred
- Mastery of multiple building trades
- Strong planning and leadership skills
- Advanced computer skills for data tracking and reporting
- Additional skills and experience to augment and support the Maintenance and Property Maintenance Teams. (Project management, Plumbing certifications, HVAC, Mechanical repair, additional Maintenance certifications, EMT certification, or other disciplines beneficial to Maintenance at SCS.)
Work Schedule:
45–50 hours per week, Monday–Friday, with occasional Saturdays as project needs dictate. Must be available for occasional in-state travel, with opportunities for overtime or overnight stays depending on job site location.
Work Environment:
Work is generally performed at SC Swiderski-owned or managed residential properties. The position involves working in all weather conditions and multi-story buildings throughout Wisconsin. Regular travel between properties is required; company vehicles may be assigned as available. The role routinely involves interaction with tenants, vendors, and property management staff
