Job Description Summary
The Senior Facility Manager is responsible for managing a commercial/industrial facility, ensuring compliance with the client, local, state, and federal requirements while optimizing operational efficiency. This role oversees facility maintenance, capital projects, preventative maintenance programs, and manages a team of facility management professionals. The position serves as a subject matter expert for all facility-related matters and acts as the key liaison between operations teams, leadership, vendors, and property owners.
Key Responsibilities
Facility Management & Operations
- Oversee day-to-day operations of assigned manufacturing facilities, ensuring a safe, productive, and professional work environment
- Manage all facility systems including HVAC, plumbing, electrical, lighting, and security systems
- Comprehend, maintain and enhance the preventative maintenance program to minimize equipment failures and maximize operational efficiency
- Utilize CMMS to schedule, track, and manage work orders, ensuring timely maintenance and issue resolution
- Perform repair/replace analytics and decision-making for building infrastructure, production equipment, and mechanical systems
- Analyze maintenance outliers, determine root causes, and direct appropriate action
- Ensure proper servicing of machinery and equipment to prevent unplanned downtime
Budget & Resource Management
- Prepare, submit, and manage facility budgets aligned with organizational goals and objectives
- Track budget variances and ensure smooth recovery processes
- Manage and monitor capital budgets, R&M spend, and G&A expenditures
- Oversee the procurement of supplies, materials, and equipment necessary for facility operations
- Support prompt collection of management fees and reimbursements from third-party tenants (if applicable)
Vendor & Contractor Management
- Identify, qualify, select, and develop national/regional vendors for repairs and scheduled maintenance programs
- Grow and manage relationships with outside vendors and contractors
- Negotiate contracts and ensure delivery of services as agreed upon
- Monitor vendor performance and manage warranty of equipment and work performed
- Act as the field contact for problem resolution with landlords or property managers
Project Management
- Plan, schedule, and execute all approved capital projects to completion on time, within scope, and on budget
- Lead and coordinate facility renovation projects with minimal disruption to production processes
- Maintain detailed project timelines, budget reports, and risk management strategies
- Support corporate roll-out projects and assist other departments with scope creation and execution
Compliance & Safety
- Ensure compliance with portfolio-wide initiatives and required local, state, and federal laws/regulations
- Develop and implement safety protocols for maintenance teams
- Partner with EH&S to maintain regulatory compliance in a manufacturing environment
Team & Relationship Management
- Lead and develop a team of Facility Management professionals
- Build actionable and measurable career development plans for direct reports
- Participate in compensation planning process
- Maintain effective relationships with third-party owners (Landlords), ensuring contract compliance
- Partner with IT, HR, and other departments to support cross-functional needs
- Provide consistent communication to national/regional leadership on all projects
Qualifications
Education & Certifications
- Bachelor's Degree in Facility Management, or equivalent combination of education and experience required
- Advanced degree preferred
- Professional certifications such as CPM, RPA, or CSM highly desirable
Experience
- 8+ years of experience in facilities management, preferably in manufacturing environments
- Demonstrated experience managing capital projects
