Job Purpose:
This position, under the direction and supervision of the Manager – CML Closing & Servicing, will work closely with Legal, TruStage Investment Management Investment professionals, Tax, Compliance, and Investment Accounting to perform surveillance on the commercial portfolio. Work with the Manager – CML Closing & Servicing in the servicing and monitoring of loans for TruStage Investment Management.  To assist the CML Closing Specialist as needed in facilitating and coordinating closing deals.

This position is also responsible for gathering, analyzing, and reporting investment data, maintaining accuracy of systems, monitoring portfolio compliance and trade settlement, and participating in select projects.  Participates in and contributes toward the development of the investment operation’s investment processes and policies that achieve the objectives of investment operations.

Job Responsibilities:

• Portfolio Surveillance:
  • Review and analyze annual property financial statements and inspection reports. Identify developing concern loans for monitoring more closely; manage watchlist and OTTI processes.
  • Track and monitor annual insurance renewals for compliance and tax payments on all loans in portfolio.
  • Monitor and track loan event triggers and ensure compliance with the loan documents.
• Loan Servicing
  • Maintain servicing pipeline.
  • Review borrower servicing requests as necessary.
  • Review new and renewal leases and other lease-related documents for compliance and appropriateness.
  • Coordinate early loan payoff requests, including preparing prepayment premium calculations, and loan releases.

• Investment Data
  • Produce monthly, quarterly, and ad hoc reports of CML data for TruStage Investment Management stakeholders.
  • Participate in projects and initiatives to align with department goals.
  • Assists key stakeholders during the month-end closing process.

• Servicing Operations
  • Maintain accuracy and integrity of various applications, systems, and databases.
  • Identify ways to automate and streamline processes and procedures.
  • Assist in cash management operations.
  • Maintain process manual.

Job Requirements:

• Undergraduate degree in Real Estate, Accounting, Economics, Finance or related field or Paralegal Certificate
• 2-4 years progressively responsible commercial mortgage loan servicing experience.
• Demonstrated time management and planning skills.
• Demonstrated problem solving skills, including effective problem analysis, root cause identification and creative solution development.
• Strong written and verbal communications.
• Ability to work collaboratively with internal and external parties; demonstrate professionalism and consultative demeanor.

Preferred Qualifications:

• Experience with Residential Whole Loan processing and reporting preferred.
• Progress toward Certified Mortgage Servicer certification from the Mortgage Bankers Association
• Knowledge of property and liability insurance standards.
• Demonstrated knowledge of PLM or similar loan servicing software and other investment management systems, such as Argus, as well as the MS Office suite.
• Maintain notary public in good standing and licensing as required – or acquire within 90 days of employment.
