About the role

Job Description:
Dominion Financial Services (DFS) is a mortgage originator for single family real estate. DFS originates two main loan products – a short term bridge loan for fix & flip investors, and a long-term rental loan for landlords growing their rental portfolios. DFS is thriving in the current competitive environment and shows aggressive quarterly growth. Our current origination volume is $70MM+ per month. DFS is looking for a detail-oriented Default Asset Coordinator to join our growing team.

This is a dynamic opportunity for an experienced default management professional to oversee distressed residential construction and fix-and-flip assets. The role combines strategic asset management with hands-on default administration to maximize recovery and minimize losses.

Responsibilities:

Asset Management & Strategy
  • Drive loss mitigation strategies for defaulted construction and fix-and-flip loans
  • Develop and execute asset disposition strategies
  • Evaluate market conditions and property valuations
  • Monitor portfolio performance and risk metrics
Default Administration
  • Manage end-to-end default process including:
    • Property preservation
    • Foreclosure proceedings
    • Bankruptcy cases
    • Eviction actions
    • REO acquisition and disposition
  • Ensure compliance with federal/state regulations
  • Maintain accurate default tracking and reporting
  • Conduct regular file audits and quality control
Stakeholder Management
  • Coordinate with legal counsel on foreclosure and bankruptcy matters
  • Oversee property preservation vendors and property managers
  • Collaborate with real estate professionals on valuation and disposition
  • Communicate effectively with internal teams and borrowers
  • Build and maintain strong vendor relationships

Required Qualifications:
  • 5-8 years of direct experience in default management
  • Proven track record managing distressed real estate assets
  • Strong knowledge of the foreclosure and bankruptcy processes, property preservation requirements, REO management, and real estate valuation.
