JOB OFFER & POSITION DESCRIPTION

Position Title:                              Property Maintenance Technician

Reports to:                                   Community Manager, Director of Property & Resident Services and Maintenance Manager

 

POSITION PURPOSE

 

Under the supervision of the Director of Property & Resident Services and the Maintenance Department leader, the Property Maintenance Technician is responsible for overseeing and assisting in all areas of maintenance at a specific Southwest Equity Partners’ property. This position is classified as a Regular, Full-Time Hourly Non-Exempt Position.

The role manages all maintenance tasks and work orders at the specific property. The Property Maintenance Technician drives implementation of company best practices in alignment with client goals and objectives to deliver a well-managed and maintained building.


The Property Maintenance Technician’s responsibility is to maintain a luxurious appearance of the community while providing excellent customer service and repairing and executing resident service requests. You will perform maintenance tasks of great variety relating to service requests and upkeep of our multi-family property. The Property Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.

RESPONSIBILITIES

  • Manage the appearance of the facility
  • Responsible for the day-to-day work order completion and facility operations of the facility(s), including janitorial, life-safety, engineering, site services, and general maintenance are implemented and carried out in a manner consistent with policies and client directives.
  • Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties
  • Respond promptly to requests for building maintenance, repairs, cleaning needs, etc. from building occupants and for the implementation of ongoing contract programs to address and resolve needs and problems
  • Compile information necessary to ensure all site-specific documentation and reports are completed accurately and on time, including (and as applicable): Property Information Book, Site Operating Manual, Emergency Procedures Manual, Local Code Compliance Log, ADA Compliance Log, OSHA Log, Safety Meeting Log, Elevator Logs, Janitorial Log, Purchase Order Log, Vendor Certificates of Insurance, As-built Drawings, IIPP Manual, Paid Invoices File, General Files, Contract Files, Annual Property Conditions and Year- end Performance Report and other reports and documentation as required
  • Proactively inspect the facility, systems, rooms, common areas, etc. and report back any findings or issues to the Director of Resident Services.

QUALIFICATIONS REQUIRED

  • Minimum 5 years’ relevant experience, preferably in commercial or industrial real estate with facility management experience required
  • 3 years of Supervisory Experience
  • Experience in maintenance, construction, enginee
