Position Description:

The Director of Purchasing is responsible for developing and leading the strategy, processes, and execution of engaging trade labor partners and procuring materials related to homebuilding operations. In this capacity, the Director of Purchasing leads the team of individuals responsible for the day-to-day operations related to both estimating and purchasing. This role reviews pricing controls and implements efficient purchasing programs designed for long term sustained success. This role focuses on integrating workflows and facilitating both quantitative and qualitative results. This role is an integral part of both the short- and long-term strategy of Blue Heron. 


Responsibilities:

  • Work with leadership to Develop and execute a purchasing strategy that maximizes economies of scale, vendor partnerships, and focuses on quality outcomes, and efficiency.
  • Lead estimating activities to include design ideation estimates, material takeoffs, various design phase estimates, and contractual budgeting processes.
  • Research current and historical industry trends and the current economic environment to strategically plan for changes in the market.
  • Develop and evaluate trade relationships in all existing and future expansion markets.
  • Analyze and improve purchasing department processes with a strong focus on financial analysis, trade partner touch bases, and leverages research to support and promote greater savings.
  • Stay current with purchasing technology and practices and in partnership with the IT department oversee adjustments and implementation as necessary.
  • Lead the purchasing and estimating center of excellence serving all divisions and departments.
  • Develop the team to hone vendor relationship, negotiating, and planning skills.
  • Review all processes and workflows to generate best practices for estimating and purchasing.
  • Evaluate vendors based on quality, timeliness, price, and feedback from division team members.
  • Collaborate with Architecture and Interior Design to develop specifications and vertical budgets for new deals.
  • Leverage historical data to build out specifications and assist with pricing of new projects. 
  • Bid, negotiate, and approve trade partner contracts with leadership.
  • Partner with other key stakeholders on systems integration with a focus on the seamless transitions of data from sales through design and ultimately to construction.
  • Work with respective teams to manage all change orders and job start release processes.

Requirements

Requirements:

  • Bachelor’s degree in business administration, construction management or supply chain management or equivalent experience in the residential homebuilding industry preferred.
  • 7 to 10 years of experience in contracting and negotiating pricing of building materials or some experience in the residential building sector.
  • Existing trade relationships in existing markets and proven track record of establishing trade relationships. 
  • Working knowledge of Microsoft Office programs, specifically Excel, and aptitude to learn new software programs (Procore, Sage Intact, ECI Mark Systems, Hyphen Solutions Suite)
  • A minimum of 5 years of leadership experience, preferably within purchasing for residential construction.
  • Homefront, Procore, Sage Intact or other ERP Experience preferred.
  • Proven ability to lead and mentor employees.
  • Hands-On residential construction experience preferred.
