Job Description
The purpose of this position is to lead individual, multi-disciplined real estate project solutions for Healthcare clients. The ideal candidate will develop and coordinate project scope, schedules, and budgets, manage design and construction, and serve as the project lead for the construction of facilities such as hospitals, outpatient care facilities, clinics, and MRI Suites.
What You’ll Do!
- Assist the Owner leading all phases of construction projects including planning, scheduling, budgeting, design, construction, owner test fits, and regulatory interaction with the support of the internal Facilities Team, User Groups, Owner’s Corporate Real Estate and Construction Managers, and business partners.
- Develops requests for proposals, issues LOIs, negotiate terms and conditions, contract development, and awards project work.
- Evaluates and coordinate contract documents to outside construction contractors, including approval for payment applications to the Owner.
- Procures equipment, and other Owner furnished materials for the construction project.
- Applies broad industry experience to improve and/or introduce new business practices, policies, and procedures necessary to achieve organizational goals.
- Takes initiative regarding risk management/mitigation, and prioritization with a budget, scope, schedule, communications, or other matters as necessary to prevent negative impacts on the projects.
- Capable of leading highly complex projects from inception through execution, and close-out.
COMMUNICATION SKILLS
- Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues.
- Ability to write reports, manuals, speeches and articles using distinctive style.
- Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.
- Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE
- Requires in-depth knowledge of construction financial terms and principles.
- Ability to calculate complex figures.
- Ability to forecast and prepare budgets.
- Conducts financial/business analysis including the preparation of reports.
REASONING ABILITY
- Ability to solve project issues and deal with a variety of options in complex situations.
- Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.
- Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
SCOPE OF RESPONSIBILITY
- Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve optimum results.
- Responsible for setting department deadlines.
Qualifications
- Bachelor’s degree in Architecture, Engineering, Facilities Management, Construction Management or equivalent education and experience.
- Ground-up commercial real estate construction experience is mandatory. Healthcare ground up development experience is preferred.
- Minimum of 8 years of experience in project management, construction management, or facilities management, specifically within the healthcare industry is mandatory.
