POSITION SUMMARY: The Maintenance Operations Specialist plays a critical role in leading maintenance teams to restore and stabilize distressed properties. This position is responsible for overseeing the physical rehabilitation of communities and for developing and executing comprehensive maintenance plans. Working closely with the Property Operations Specialist, the Maintenance Operations Specialist takes a proactive, hands‑on approach to daily operations, ensuring systems function efficiently and maintenance issues are identified and resolved promptly. Through strong leadership, strategic planning, and direct execution, this role is essential to the successful revitalization and long‑term performance of each property.

ESSENTIAL FUNCTIONS:

  1. Assists in the completion of distressed unit turnovers.
  2. Maintains inventory levels and procure maintenance supplies with managerial approval.
  3. In the absence of critical site staff perform all essential functions and be on-call to address maintenance emergencies promptly.
  4. Obtains bids for maintenance work and services and create Purchase Orders for Lead Specialist’s approval.
  5. Trains maintenance staff as needed in preventive maintenance procedures.
  6. Identifies and communicate additional areas of improvement outside scope of the project
  7. Completes all maintenance task identified in project scope (ie Service request and turns)
  8. Ensures compliance with safety procedures and emergency protocols.
  9. Manages and document tasks digitally using provided maintenance devices.
  10. Additional duties as assigned

QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)

  • High school diploma or equivalent required; CRMT (Certified Residential Maintenance Technician) preferred.
  • Minimum of 3 years of full-time maintenance experience required.
  • Universal Freon Recovery Certification (EPA 608) is required, along with any required local or state certifications, including Special Boiler Operator License and/or Certified Pool Operator (CPO), as applicable.
  • Valid driver’s license, ability to drive, and proof of insurance required.
  • Ability to safely and effectively use hand and power tools.
  • General knowledge of building codes and laws applicable to the community, including but not limited to Freon recovery, electrical, plumbing, and swimming pools.
  • Basic computer proficiency required; experience with Microsoft Office and/or Yardi preferred.
  • Ability to communicate clearly and effectively in English, both orally and in writing, and to present information effectively in one-on-one and group situations with residents, clients, and coworkers.
  • Demonstrates sound judgment and common sense in day-to-day situations, with the ability to troubleshoot maintenance issues quickly and deliver performance based results.
