Summary of the Position:
The Associate/ Senior Associate will be involved with quantitative financial modeling, asset performance analysis, and reporting for Rockefeller Center, an iconic portfolio of 7.2 million square feet of office and retail space located in the heart of Midtown Manhattan. Asset Management focuses on asset strategy, business plan development and execution, investment performance, investment decision analysis, lease analysis, and redevelopment management. The individual will get to work as part of a small, close-knit team that operates in a dynamic environment. The role will have the opportunity to interface with senior management and multiple, diverse departments across the company.
Rockefeller Center is a vibrant, mixed-use campus with office and retail holdings spread across 12 buildings and 3 city blocks. A significant additional component of the asset includes several operating businesses, such as Top of the Rock and the Rink at Rockefeller Center. This individual will be instrumental in working with all asset classes and business streams, with the goal of maintaining Rockefeller Center’s status as a collection of trophy office buildings, prominent retail destination, and world class tourist attraction.
Key Responsibilities:
Think strategically and broadly about Rockefeller Center, looking deeply at the buildings through a traditional asset management lens, while also thinking creatively about ways to maintain a competitive advantage for the long-term
Ensure Rockefeller Center is well-positioned in this evolving market and is responding proactively to market changes
Help execute and define Rock Center’s business plan; coordinate with internal teams as well third-party consultants, such as architects, engineers, and marketing agencies, in furtherance of the business plan
Maintain property forecasting models in Argus and Excel
Work closely with Tishman Speyer’s Office and Retail Leasing teams to analyze potential leases, as well as maintain and update property assumptions per leases signed
Analyze and manage tracking of ongoing capital projects in coordination with Design & Construction and Property Management teams
Coordinate with Property Management and Accounting to maintain insight into expenses based on bills paid and projected future expenses
Support annual budgeting and reforecasting in coordination with Property Management, Design & Construction, Leasing and Accounting teams.
Manage refinancing and disposition activities, as they arise.
Skills & Qualifications:
4-6 years of experience in an analytically rigorous Real Estate or Finance environment
Experience with ARGUS and financial modeling
Evident passion for real estate and desire to build a career on the principal side
Strong creative problem-solving skills
Effective written and oral communication skills
Ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment
Unwavering attention to detail
Highly organized with an ability to manage multiple ongoing responsibilities
Effective project management skills
