Portfolio of Properties will require the Regional Manager to travel to South Jersey and Philadelphia Area.
A valid driver’s license and current automobile insurance is required. Real Estate Sales or Associate Brokers License (as required by the State).
- : Prior training in budget preparations and analyzing reports, marketing, and human resource management if preferred. Completion of in-house training in use of Real Page OneSite is required within the first 90 days of employment.
- : Position requires individuals to furnish their own vehicle to perform duties as necessary. Individuals must have the ability to drive without jeopardizing the safety of residents or fellow employees.b. Position requires individual to wear appropriate career apparel.c. Position requires the ability to enter data into a computer and generate printed reports.
- The Regional Manager is responsible for all actions, which involve or influence the properties he/she supervises.
- The Regional Manager is accountable to the owner, the company and all appropriate agencies for any and all policies and actions that affect the property.
- The Regional Manager must fully understand and be able to carry out all company policies in dealing with the properties, their owners, and their residents.
- The Regional Manager must know and understand the owner’s objectives with the property, and manage the property in the best manner to coincide with these objectives.
- The ultimate goal is to improve the value of the real estate and produce maximum economic benefit.
PROBLEM-SOLVING
- To evaluate and access the owners’ objectives and financial goals, reviewing all pertinent information, analyzing them to develop and provide recommended solutions to correct a situation or address a concern.
- PLANNING
To create an innovative, formalized Business and Operating Plan which describes the anticipated operation of the property over a certain period of time.
- ORGANIZING
To organize the operation of the property so as to produce expected results. Establish performance goals for on-site managers and other supervisory personnel so that each job is directed, with teamwork, toward the objectives of the Business and Operating Plan.
- STAFFING
To recruit, select, train, supervise, and to motivate the on-site team personnel.
- DIRECTING
To provide administrative support to those on-site personnel to whom delegation of authority and responsibility for the operation has been given.
- CONTROLLING
To oversee the production and collection of income as well as the management of expenses so as to produce the maximum economic benefit to the property.
- OPERATING
To implement day-to-day standard operating procedures as prescribed in the requisite policy manuals.
- ANALYZING
To analyze the results of the property relationship to its Business and Operating Plan and make necessary adjustments to bring the property in conformance with the plan or adjust the plan as needed.
- COMMUNICATING
To keep the owners/clients and/or corporate officers advised of significant operational situations/concerns and deviations from the Business and Operating Plan.
- TRAINING
To understand and practice those subjects covered within any and all company training programs.
- AUDITING
To verify by means of periodic formal examination and reporting compliance with all company and/or regulatory agency policies and procedures.
Toward developing his/her professional abilities:
- Attending and passing advanced educational courses and seminars including but not limited to attaining the designations of CPM, PCAM, etc.
- Active participation in local professional organizations such as IREM, NAHRO, CAI, etc.
- Writing articles for publication on subjects related to our business is encouraged.
- Speaking engagements before local audiences is encouraged.
- Participation in company educational offerings.
Toward identifying and developing new business opportunities for the company, the Regional Manager plays an important role:
- The Regional Manager will advise the company president of new construction activity
- Reports of proposed management changes
- Reports of ownership’s desire to change management or other possible opportunities for the development of new business opportunities.
- Any other work activity as directed or required to maintain accurate information regarding the collection and payable status
