The Senior Director, Global Real Estate has oversite responsibility of NXP’s real estate portfolio including assets owned or leased by NXP and all its affiliate organizations. In this highly visible leadership position, the senior director will oversee all necessary corporate real estate functions including property management, accounting, renovations, and lease administration. This executive will bring a strategic view to the role, helping to formulate and execute a broad enterprise-wide real estate strategy focused upon such things as acquisitions, dispositions, repurposing, leveraging technology, and reconfiguring assets to achieve the greatest efficiency AND value to the organization. This will include streamlining and integrating global real estate functions into a cohesive service-oriented function. They will interact with key internal and external stakeholders to ensure all workflows, communications and messaging is efficient, accurate and timely while providing strategic leadership to the broader organization within NXP.
Primary Responsibilities:
- Establish, maintain, and lead a centralized administrative structure to efficiently manage NXP’s real estate portfolio, including 87+ owned and leased sites to include 9 industrial campuses.
- Provide strategic direction and leadership to internal team of approximately 26+ individuals as well as external brokers and contractors.
- Act as a strategic partner to industrial and business line leaders ensuring that their real estate assets meet their long-term business strategy.
- Develop strategic plans and financial performance goals to maximize the value of the real estate portfolio, including capital planning and operations budgeting.
- Influence, consult, and steer the organization regarding real estate portfolio management so that it acts as a cornerstone or strength for the organization.
Qualifications:
- Undergraduate degree in business, real estate and property management, or related field with advanced degree or other certifications required.
- Real Estate License is preferred, with experience in Commercial &/or Industrial Real Estate
- 12-15 years of progressive experience in business operations with knowledge of property management, leasing (as landlord & tenant), portfolio management, construction, and accounting.
- Expert knowledge of global real estate practices, regulations and laws.
- Experience in high-tech industries a plus.
- Demonstrated expertise in financial modeling/comparative financial analysis.
- Solid interpersonal skills and proven success as a skilled negotiator with a proven ability to quickly understand and interpret real estate documents such as leases and agreements
- Ability to work autonomously and with little guidance or direction – self-starter with advanced leadership capabilities is a must for this role…
- Must have excellent communication skills in English, both verbal and written.
- Must be proficient in the use of MS Projects, Excel, Word, Power Point, and Outlook.
- Ability to be on-call 24/7 and flexibility to support a dynamic, multi-cultural, global organization.
- Ability to travel (including internationally) up to 30%, with little notice to accomplish assignment responsibilities and lead key initiatives.
