POSITION SUMMARY
The Property Manager will lead the overall operations, financial performance, and resident experience across a portfolio of multifamily residential properties. This role is responsible for managing day-to-day property operations, driving occupancy and revenue, and ensuring a best-in-class living experience for residents. The Property Manager will oversee on-site teams, including leasing, maintenance, and concierge staff, while ensuring compliance with all applicable regulations and company standards. The ideal candidate has a proven track record in residential property management, team leadership, and delivering strong financial and operational results.RESPONSIBILITIES
- Responsible for the overall financial performance of the property, including revenue growth, expense control, and NOI performance
- Conduct monthly financial reviews comparing budget/forecast to actuals and report variances to senior management
- Develop and manage annual operating budgets, capital plans, and multi-year forecasts
- Monitor rent collections, arrears, concessions, and other revenue streams to ensure financial targets are met
- Oversee expense management, vendor costs, and operational efficiencies
- Ability to identify and execute revenue enhancement opportunities
- Ensure a high level of resident satisfaction through proactive communication and responsive service
- Partner with and hold leasing teams accountable for achieving target occupancy, pricing strategy, and conversion targets.
- Review and approve pricing strategies (in coordination with upper management)
- Support leasing teams in driving traffic, managing leads, and executing renewals
- Review and approve resident communications, notices, and policies
- Handle escalated resident issues and ensure timely, solution-oriented resolution
- Support community engagement initiatives to enhance resident retention
- Lead, train, and develop on-site staff including leasing, maintenance, concierge, and administrative teams
