QUALIFICATIONS:
Bachelor’s degree from four-year College or University or relevant work experience
Excellent mathematical skills with ability to calculate figures such as rent, percentage rent and rent adjustments
Minimum 2 years Lease administration and/or commercial property management experience required
Ability to read and interpret lease language
Proficient in Microsoft office; Advanced knowledge of MS Excel
Ability to prioritize and manage multiple project tasks within a fast-paced, dynamic work environment
Ability to maintain accuracy and pay close attention to detail while performing repetitive tasks
Capable of trouble-shooting issues with logic and ease
Ability to communicate effectively and professionally with cross-functional teams
JOB RESPONSIBILITIES:
Analyze/audit monthly landlord rent statements, reconcile account variances and resolve disputes on outstanding balances with landlords (landlord utilities, % rent and monthly statements)
Analyze lease terms to confirm accuracy/validity of all landlord invoices
Prepare monthly and weekly rent files for processing
Maintain and update landlord contact information and lease required notice addresses in the lease management system (Tririga)
Perform desk audits of annual expense reconciliations (CAM, Tax, Ins, etc.) from landlord by analyzing the appropriate lease clauses to confirm acceptable charges, scrutinizing the supporting documentation provided by landlords detailing the expenses charged to tenant, confirming landlord pro rata calculations are accurate and confirming tenant’s previous payments have been captured correctly in the landlord’s ledger
Work with outside auditors to supply required information for expense audits
Identify and promote changes to lease language which are detrimental to tenant financially or may be in conflict with other sections of the lease, which will allow for easier lease management
Work closely with landlords to reconcile accounts by analyzing the landlord’s ledger, identifying incorrect billings and/or misapplications of prior payments, maintaining
