Description

We are seeking a highly motivated Maintenance Technician to join our awesome team here at Fairlawn! The ideal candidate will embody Fairlawn’s core values: Be Kind, Own It, Be Flexible, and Always Improve.


Based in Indianapolis, IN, this Fairlawn team member will be responsible for supporting all aspects of maintenance at Garden Pointe Apartments a 305-unit residential complex. The overall objectives for this role will be to ensure all assigned maintenance and service activities are being addressed in an organized, high-quality, and efficient manner while providing top-notch customer service. The ideal Maintenance Technician candidate will have superior attention to detail and the ability to directly handle a wide range of activities.

What will you do?

  • Exemplify the core values of Be Kind, Be Flexible, Own it, and Always Improve
  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
  • Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
  • Complete maintenance requests in a timely manner and document time, expense, and results
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Maintain and secure a spare parts inventory including basic maintenance hand and power tools, recommend purchasing maintenance equipment and supplies as required to improve processes and efficiencies
  • Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation
  • Comply with all OSHA regulations and any applicable laws regarding health, safety, or the environment
  • Pivot, roll up your sleeves, and jump in where needed!

Requirements

Who you are -- We’d love to hear from you if you:


Maintenance Technician I

  • Have a High School diploma or GED
  • 1 year of work experience preferably in a maintenance, agricultural, or building service position
  • Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
  • Valid driver’s license with at least 2 years of driving history
  • Are comfortable using property management software (e.g. AppFolio, Yardi, Buildium)
  • Have superior attention to detail, high energy, and a positive attitude
  • Ability to work independently and also to work closely with other team members

Maintenance Technician II

  • Have a High School diploma or GED
  • Have at least 2 years of maintenance experience, preferably one year
