ABM is seeking a dynamic and results-driven Senior Project Manager to lead operations for the prestigious Highwoods Orlando Portfolio, consisting of seven Class A high-rise office buildings in downtown Orlando, two of which house-sitting U.S. Senators. This high-visibility account demands exceptional service delivery, financial oversight, and client partnership. The Senior Project Manager will oversee a team of 65+ employees, including both day and night shifts, Monday through Friday, with occasional planned weekend activities. This leadership role requires strategic thinking, effective labor management, and a deep commitment to customer satisfaction.

Key Responsibilities
Operational & Staff Leadership
- Manage and coordinate all janitorial operations across seven commercial high-rise buildings.
- Directly supervise day and night shift supervisors and team members to ensure productivity and coverage.
- Recruit, train, and retain team members with a focus on performance, engagement, and compliance.
- Conduct regular site inspections and ensure all safety and operational protocols are followed.
- Client Engagement & Retention
- Serve as the primary point of contact for Highwoods client representatives and tenants.
- Build and maintain strong professional relationships with property managers and VIP tenants.
- Deliver consistent, high-quality service and respond swiftly to client needs and concerns.
- Lead periodic performance reviews and contribute to long-term account strategy and satisfaction.
- Financial & Budgetary Management
- Manage operating budgets, payroll, and cost controls to meet or exceed profitability targets.
- Track and analyze productivity and labor metrics to drive operational efficiency.
- Prepare and present financial reports, variance analyses, and cost-saving proposals.
- Scope Management & Quoting
- Identify and manage out-of-scope service opportunities.
- Develop accurate quotes and proposals for additional services and project work.
- Oversee execution and follow-up for all approved out-of-scope services.
- Inventory & Supply Chain
- Ensure adequate inventory levels of supplies, tools, and equipment across all properties.
- Coordinate with procurement to maintain cost-effective purchasing and inventory management.
Qualifications
Required
- 5+ years of experience in facilities, janitorial, or property management, with large team oversight.
- Proven leadership in managing Class A commercial portfolios or similar high-profile environments.
- Experience handling labor planning, budgeting, and operational KPIs.
- Strong interpersonal and written communication skills.
- Ability to multitask in a fast-paced, high-stakes environment.
- Preferred
- Experience working with government, political, or high-security tenants.
- Bilingual (English/Spanish) a plus.
- Working knowledge of CMMS systems, Kronos, or similar workforce management tools.
