First Realty Management Corp, a leading area property management firm is seeking an experienced full-time, Maintenance Superintendent to serve a group of Condominiums in the Greater Boston area. This a a multi-site role that does require travel between sites. We are seeking an individual who can work well independently when needed and is skilled in electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work.

Job Functions:

  • Oversees and directs the day-to-day activities, emergencies, and assignments of contractors.
  • Assumes on-call responsibilities for emergencies such as plumbing problems, electrical, etc.
  • Works with, facilitates, and supervises vendors as applicable.
  • Responds to daily emergency and routine service work orders in a professional and timely manner.
  • Ensure that property maintenance and housekeeping meet established standards of the owners, company, and property.
  • Works on budgets and manager’s plan items with the manager.
  • Responsible for inventory control and purchasing in conjunction with the manager.
  • Meets and communicates with the site manager daily to update each other on on-site issues.
  • Maintains the appearance of the site by collecting and discarding refuse from common areas and throughout the site daily.
  • Performs snow removal by shoveling, salt/sanding, and operating and maintaining appropriate equipment.
  • Performs preventative maintenance schedule per site requirements.
  • Works overtime as required for snow removal.
  • Responsible for the pool operation and maintenance. Including chemical balance and operation of equipment. Submits reports as necessary to the relevant health department during the pool season. Recommends lifeguard hires, and supervisors and coordinates schedules.
  • Is courteous to residents at all times.
  • Performs vital maintenance functions in the communities, including rental units, residential common areas, management offices, grounds, and parking lots. Requires a highly diversified base of knowledge and skills needed to maintain the community to satisfy management and owner objectives.
  • Must be willing to travel to various properties (including condominiums when necessary) in and around the Greater Boston region--mileage fully reimbursable.
  • Available to quickly respond to weather, environmental, on-call rotation, or emergency maintenance calls after normal working hours.
  • Safely operates power equipment and handheld tools.
  • Efficiently and accurately completes all resident and site work orders as directed.
  • Provides general maintenance, cleaning, and repair for the community.
  • Works with manager to coordinate contracts and oversee contractor activities.
  • Maintains a clean and well-groomed appearance and wears company-issued uniforms.

Requirements

  • Ability to respond effectively to site emergencies.
  • Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
  • Ability to prioritize responsibilities.
  • Ability to get to the site promptly to respond to emergencies.
  • Ability to utilize basic computer skills enabling the use of First Realty computer programs.
  • Ability to read product instructions and safety materials.
  • Ability to fill out and complete work orders/paperwork accurately.
  • Ability to communicate effectively with site staff and residents.
  • Ability to follow directions.
  • Ability to safely operate power tools, such as saws and drills.
  • Must pass our pre-employment physical before the start of work.

Level of Education/Training/License: Valid driver’s license, per site requirements.

Experience: 3+ years of experience in general maintenance or similar preferred.
