Position Summary:

The Maintenance Technician is responsible for the upkeep and repair of community buildings, infrastructure, and amenities to ensure a safe and clean environment for residents. This role involves daily, weekly, monthly, quarterly, and semi-annual tasks to maintain the property's appearance and functionality.

Primary Responsibilities:

• Perform routine maintenance on community facilities and common areas.
• Review and prioritize work orders.
• Inspect and repair entry/exit gates, pools, signage, and other infrastructure.
• Conduct preventative maintenance per established schedules.
• Perform minor plumbing, electrical, painting, and carpentry repairs.
• Assist in monitoring and coordinating contractor services.
• Respond to after-hours emergency maintenance calls.
• Inspect roadway drain grates and roofs for obstructions.
• Empty dog stations and verify bag availability.
• Inspect exercise equipment and sauna.
• Inspect light fixtures, poles, and property signage.
• Perform additional tasks and responsibilities as assigned by the General Manager to support organizational goals and operational efficiency.

Requirements

Qualifications:

• Experience in general maintenance and repair.
• Strong problem-solving and self-motivation skills.
• Ability to lift up to 50 lbs. and work in outdoor conditions.
• Valid Florida Driver's License.
