About the role

Position Summary:

The Project Manager directs the General Contractor and Subcontractors working on the assigned Apartment Community (in a manner, which insures the preservation of optimum quality and efficient production.  Promotes positive work relationships with IAC employees).

Job Duties:

  • Scheduling and Supervising General Contractors or Subcontractors.
  • Execution of all contracts necessary for Capital and NRO Projects and insures the proper safety and construction practices.
  • Support all assigned IAC Properties. Ascertains projects required to preserve Communities. Schedules and coordinates Capital and NRO Projects with in-house staff as well as outside contractors.
  • Create and manage all scopes of work for all assigned projects and related teams.
  • Contributes to the achievement of financial goals through input and assistance in the administration and creation of the capital and operating maintenance budgets.
  • Ensures projects are completed within the agreed upon timelines. 
  • Coordinates projects with appropriate support to keep the project quality at IAC standards.  Serves as a resource in the development and communication of better and more efficient methods of maintaining the apartment projects. 
  • Work closely with the team members in Corporate Maintenance Operations to come up with global solutions for any of the challenges.
  • Support and assist with identifying construction defects with experience in water proofing. 
  • Projects a professional image and demeanor as well as leadership. Understand, apply, and comply with all company policies and procedures.
  • Perform other duties or projects as requested.

Minimum Qualifications / Other Expectations:

Education & Experience:

  • Bachelor’s Degree preferred
  • Minimum 7 years of experience in Project Management
  • Complete understanding of building and construction methodologies, systems, and safety practices.
  • Complete understanding of waterproofing systems; involved in preparing waterproofing preventative maintenance budgets across all Communities.
  • Ability to plan and budget Five-year Capitol and NRO Budgets; from creation to close-out.
  • Demonstrated thorough understanding of constructions trades related, but not limited to: carpentry, electrical, plumbing, roofing, landscape, drywall, insulation, glazing, waterproofing, and HVAC.
  • Certification in various water proofing systems is a requirement. 
  • Prior property management construction experience is preferred. Property maintenance skills are required, as well as basic knowledge of tools, sales, and customer service.  
  • Must be computer literate with an eye for detail and strong organization skills.  
  • Must have ability and comfort to interact effectively with prospects, residents, peers, and management. 
  • Hazardous material experience related to abatement and management of asbestos, lead based paint, and mold also preferred.  
     

Other:

  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

 Compensation:

Base Pay Range: $104,900.00 - $134,900.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
