 The Regional Senior Superintendent (RSS) is responsible for the overall leadership of the field personnel, projects and sites for a designated region. The RSS would lead multiple projects to provide oversight of site supervision and support. Specific duties would include leadership and guidance of the Project Superintendents and Assistant Superintendents as well as big picture planning and scheduling for each project. The RSS shall ensure that each project is adhering to strict safety policies and procedures. In addition, they have an obligation to monitor project costs and to take necessary action to minimize expenses and/or maximize profits. They must thoroughly understand the construction and contract documents including the Owner contract and GMP, the subcontract agreements, all addenda, plans, and specifications. The RSS will assist in developing SOPs related to field operations, provide input and cost saving measures during the pre-construction design phase as well constructability analysis. This role includes communicating and collaborating with Owners, Development, Construction Operations, Project Managers, Property Management team and the Design Team.


Essential Position Functions:

  • Lead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements to deliver construction projects on time, on budget and at quality. 
  • Create phasing plans and projects schedules.
  • Provide constructability analysis during the design process implementing cost saving measures to guide the design.
  • Supervise and lead the superintendent team to execute on all aspects of the job including earthwork, utilities, concrete, roads & walks, framing, plumbing roughs, electrical roughs, HVAC roughs, insulation, drywall hanging, drywall finishing, lightweight concrete, exterior work, and work completed by the subcontractors, vendors and suppliers. 
  • Oversee 7-10 field supervisors spanning multiple projects at once with contract values ranging from $50-75MM per year in total volume.
  • Oversee and ensure the following tasks are completed by the superintendents:
  1. Coordinate, direct, and schedule all test and inspection activities of agencies and governmental authorities. 
  2. Schedule and chair pre-construction meetings with the subcontractors and suppliers to prepare them for upcoming work.
  3. Schedule all labor, materials and inspections in order to keep the project on schedule
  4. Keep a daily project log indicating work performed, weather conditions, and material or rain delays. 
  • Manage the job site including the maintenance of materials, cleaned streets, closed door and windows, closed and locked storage areas, general clean-up of debris of the site construction storage areas, and an organized office trailer. 
  • Spearhead and oversee warranty repairs within the assigned region, ensuring timely resolution, tenant satisfaction, and coordination with property management teams.
  • Manage and execute capital expenditure (CAPEX) projects across properties, from scope development through completion, aligning with ownership goals and operational needs.



Requirements

  • Bachelor’s Degree in Construction-related field preferred
  • 10+ years proven experience in multi-family construction building 
  • Experience building and developing subcontractor relationships 
  • Very strong communication, listening, and organizational skills
  • Experience with multiple delivery methods and unit turn processes 
  • Experience using MS Project or SureTrak/Phoenix Scheduling software 
  • Keen attention to detail and accuracy
  • Strong written and verbal communication skills
  • Ability to travel at least 50% of the time.
