The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.
This position requires the Operating Engineer to be on-site.
Estimated total compensation for this position:
$76.92 per hour
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
Schedule: Part time, 20 hours per week
What your day-to-day will look like:
Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
Maintain work order system (CMMS) daily and complete any tenant service requests
Perform assigned preventive maintenance and inspection tasks
Support on-call or emergency response situations (if applicable)
Troubleshoot all building systems, including electrical, DDC and pneumatic controls
Comply with all safety procedures
Participate in ongoing technical, safety, and operational process training programs
Other projects and tasks to be assigned
Building 12 Responsibilities:
- Conduct monthly fire extinguisher inspections and roof walks
- Perform water system checks including monitoring bathroom toilet shutoffs and operating floor one sinks
- Complete interior and exterior building walks, including perimeter inspections around pond area to verify drainage systems are clear and functioning
- Prepare and submit monthly occupancy reports and monitor building population trends
- Coordinate and manage vendor work orders and preventive maintenance activities within designated scope of responsibility
Buildings 10 & 11 Responsibilities:
- Maintain interior and exterior building envelope (walls only)
- Coordinate roof-related work and facilitate vendor services for roofing systems
- Manage exterior building maintenance projects, including building coating and facade work
Site-Wide Responsibilities:
- Coordinate landscaping services across campus
- Oversee parking lot maintenance including restriping and surface repairs as needed
- Serve as liaison between property operations and facilities teams for work coordination
Required Qualifications:
3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
Trade school education, union training, military service or college is desirable
Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs
Comfort using ladders up to 30 feet tall
Ability to frequently climb, bend, kneel, lift and/or drive
Strong customer service skills
