POSITION SUMMARY
Position is responsible to assist Project/Senior Superintendent in supervising on-site construction at a single site or multiple projects. May need to travel to various sites for work assignments.
ESSENTIAL FUNCTONS
- Assist Project/Senior Superintendent as directed
- Provide field supervision and oversite for all phases of construction for assigned projects.
- Understand and enforce company safety standards and guidelines
- Communicate to the Sr. Superintendent day-to-day issues on the job site to minimize cost overruns and delays.
- Implement and execute Quality Control/Quality Assurance programs
- Review and redline blueprints with Sr. Superintendent
- Enforce cleanliness standards
- Understand FHA and ADA requirements and guidelines
- Inspect all work during construction daily to ensure compliance with plans and specifications.
- Working with the PM staff to review and understand all submittals and RFIs
- Understand, manage and adhere to Project budgets
- Communicate and ensure adherence to schedule
- Assist Sr. Superintendent with Management and tracking of all jurisdictional inspections.
JOB REQUIREMENTS AND QUALIFICATIONS
Education and Experience
Minimum:
- Bachelor’s degree in building construction or related field; or equivalent experience
- Minimum 3 plus years of multifamily experience involving wood frame – can be with a contractor or similar development firm.
- 3-5 years hands-on supervisory experience with trades and contractors
- Strong communication skills
- Must be able to read blueprints and work with change orders
- Must be financially oriented to provide updates to managers.
- Working knowledge of computer-based scheduling, budgeting and communication applications.
- Able to problem solve and can work independently
- Must be collaborative
- Proven ability to project manage on time and within budget
- Strong Microsoft Office Skills (Excel, Word, Projects Scheduling)
PHYSICAL DEMANDS
- Communicate and converse to exchange information
- Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
- Seeing to read a variety of materials
- Must be able to remain in a stationary position for extended periods of time.
- Must be able to transport 10-25 lbs. (computer, files, etc.)
- Move about the office to access file cabinets, office machinery, etc.
- Ability to work under stressful, fast-paced conditions
