Job Description

We are seeking a Senior Project Manager who will manage multiple clients/projects through the design and construction processes on behalf of our Owner clients. This includes project due diligence, scope development, design and construction services solicitation, constructability reviews, scheduling, estimating, project monitoring, etc. The Senior Project Manager receives direction from and reports to the Vice President within the J.S. Held Owner’s Representation practice within the Construction Advisory Division. 

The Senior Project Manager will report through the Indianapolis office of J.S. Held and will be required in the Indianapolis and/or Crown Point office at a regular cadence to be negotiated. The Senior Project Manager may be on site for projects as much as 40 hours a week. The projects are primarily in central and northern Indiana including but not limited to the regions of Indianapolis, Lafayette, Kokomo, South Bend, and northwest Indiana (Michigan City, Hammond, Gary, Valparaiso, et al.). The hybrid balance is negotiable based on location of Senior Project Manager's residence.

Job Responsibilities 

Technical Expectations: 

  • Oversee the Project team on all aspects of a project from conception to completion, including, but not limited to: 
    • Conceptual Design 
    • Schematic Design 
    • Design Development 
    • Construction Documents 
    • Procurement 
    • Preconstruction 
    • Construction 
    • Closeout 
  • Manage client budget to prevent cost overruns and provide cost savings solutions. 
  • Schedule analysis – prevent schedule delays where possible and provide opportunities to  improve on key target dates. 
  • Evaluate contracts – be knowledgeable of AIA standards and documents. 
  • Participate in client management activities such as regularly communicate and address problems directly, agree on strategy, goals and timelines while keeping the appropriate team members engaged and involved. 
  • Develop as a leader and begin to manage consultants and their work product. 
  • Mentor consultants at JSH as they assist on the various projects they have been assigned. 
  • Travel both locally and throughout the US.

  • Utilization of 1,720hrs allocated to billable client work, unless adjusted by your supervisor

Qualifications

Required Qualifications 

  • Minimum of a Bachelor’s Degree with accumulated technical experience or 3-7 years of equal experience in related fields such as design, facility planning and other construction management related fields.

    • Project delivery types 
    • Pre-construction 
    • Design process 
    • Contracts - AIA, AGC etc 
    • Legal aspects of maintaining projects 
    • Documentation requirements 
    • Project Cost Accounting and control 
    • Close out requirements 
    • Estimating process (preconstruction to forensic) 
    • Project budget management 
    • Change order process 
    • Scheduling techniques 
    • Labor applications 

Software Requirements: 

  • Google products 
  • Microsoft Office 
  • D365 (training provided by J.S. Held) 
  • ADVANCED SOFTWARE: (preferred but not required) 
  • Estimating Software (Blue beam/Xactimate, Cost X) 
  • Project Management Software (Pro-Core/ Sage/ ProLog)
