Property Accounting Manager

Applies principles of accounting to analyze financial information and prepare financial reports by performing the duties outlined below. Responsible for managing and overseeing a designated team of Property Accountants.
PRINCIPAL JOB ACTIVITIES:
- Produce financials and other owner’s reports for multiple retail properties.
- Produce annual budgets for multiple retail properties.
- Reconcile annual CAM, tax and insurance payments, and collection of same from tenants.
- Review General Ledger for proper coding of income / expenses.
- Perform balance sheet reconciliations.
- Prepare quarterly loan compliance.
- Maintain and reconcile fixed assets for assigned properties.
- Monitor tenant Accounts Receivable and work with Accounts Receivable staff to correct if needed.
- Understand and apply legal documents related to specific properties.
- Invoice properties for fees when needed.
- Prepare cash flow analysis when appropriate.
- Communicate with property owners, both verbal and written.
- Coordinate transition of financial management for new properties.
- Review property reports for data accuracy and request / make corrections as needed.
- Resolve outstanding Accounts Receivable issues with tenants.
- Review, approve, and update monthly scheduled charges.
- Create quarterly reforecasts including detailed variance explanations.
- Develop CAM, tax, and insurance estimates for upcoming year, update system, and ensure tenant compliance.
- Provide NPV analysis of leasing deals.
- Assemble documentation and field questions for both CAM and financial audits.
- Build recovery models and forecast revenue streams on new developments.
- Analyze work product for errors and reasonableness on all projects.
- Manage and direct an assigned team of Property Accountants.
REQUIREMENTS:
- Bachelor’s Degree in Business Administration with a major in Accounting.
- 5-7 years’ experience in real estate accounting or occupancy accounting in a retail environment.
- Proven experience providing direct supervision to a team of direct reports. Supervisory skills include interviewing and hiring selection, training and coaching, performance management, and oversight of daily responsibilities and workflows.
- Detail oriented with strong organizational skills.
- Ability to detect and avoid errors.
- Knowledge of technical and professional principles and skills of accounting.
- Strong analytical thinking.
- Excellent written and oral communication skills.
- Ability to effectively handle multiple tasks simultaneously in a fast-paced and growing organization.
- Exhibits high motivation and a willingness to do whatever it takes to get the job done.
- Proficient in Microsoft Office Suite.
- Advanced Microsoft Excel skills a must. Must be able to create and manage complex spreadsheets, perform advanced functions, utilize formulas, etc.
- MRI and Yardi software experience preferred.
