11/11/202532275 32nd Ave S, Federal Way, Washington, 98001-9616, United States of AmericaThe Team Genesis Project Manager is an important member of the Genesis Design and Construction Team and is responsible for the oversight and management of all aspects of evaluation, design and construction of healthcare facilities supporting kidney care / dialysis within a specific multi state region (POD) supporting designated Operational Groups. Projects include but are not limited to DeNovos (New Dialysis Centers), Relocations, Renovations, Remediation, Acquisitions, and Special Initiatives. The Project Manager is responsible for proper due diligence, budgeting, scheduling and coordination of the FFE (fixtures, furniture and equipment) process in preparing a facility for survey readiness. This position reports to the Director of Construction and has long-term leadership potential.
ESSENTIAL DUTIES & RESPONSIBILITIES
The following duties and responsibilities generally reflect the expectations of this position but are not intended to be all-inclusive.
Internal (Genesis) Execution and Communication
- Alignment with other Genesis Real Estate, Project Managers, Facility Services, DDP, Procurement Specialists, Bio-Med and Project Administrators to manage and assist core teams within designated Palmer (Operational) groups.
- Deliver defined Individual goals regarding costs, schedules and team commitments
- Review & approve capital detail for construction related projects. Includes but not limited to design, utilities, permits, Tenant Improvement construction, Minimum Base Building Improvement (MBBI), Fire & Life Safety, and all Fixtures, Furnishings and Equipment (FF&E).
- Review & Approve contracts, change orders, invoices, and schedules as reported to core team leadership
- Accountable for budgets and costs during design, construction build-out and equipment ordering.
- Adhere to Policies & Procedures (P&P’s) within team.
- Help identify potential sites and qualifications of existing locations for projects in coordination with Director of Construction and Director of Real Estate.
- Coordinate with Facility Management Team for scope, budget, and management of major renovation projects.
- When applicable, lead a team to help execute the project(s)
- Confident in decision making and conflict resolutions.
- Responsible for budget reporting, budget forecasting and cost controls.
- Develop strategic partnerships with vendors and DVA partners.
- Review and approve budgets developed by the Junior PM.
- Mentor, Lead and Coach Junior PM.
Operational and Financial Execution and Communication
- Focused on Customer Relations (Operations is our client; Patient is our customer) an continued improvement in service level and communication
- Project Management (PM) team lead for Capital Committee template preparation, Division Growth Meetings, and other relevant Palmer group calls/meetings.
- Complete courses provided by the Village for professional & personal growth in management, leadership and personal improvement.
MINIMUM QUALIFICATIONS
Education, licenses, certifications, and experience required to fulfill the essential duties, include computer skills as required.
- Three (3) to Five (5) years of broad experience in managing national/multi-site corporate commercial projects.
- Management of architect and construction related personnel as a team leader of no less than 5 people
- Knowledge and experience with lease terms, contracts, architect and engineer plans and submittals. Bid process and contractor selection.
- College education / completion desirable
- Able to adapt to a fast paced and ever-changing environment with high motivation and strong self confidence
- Must demonstrate strategic thinking and a willingness to lead initiatives through implementation
- Excellent communication skills including ability to persuasively and efficiently deliver recommendations to different layers of management
- Ability to build strong relationships and strategic partnerships across cross-functional teams
- Willingness to travel 40-60% of the time, depending on the portfolio of strategic priorities and/or projects
- Relevant experience in healthcare is a plus, but not required
