Service Tech II | Windsor Metro West - Plano, TX Windsor Metro West is a mid-rise style apartment community with 400 units.
Summary: Successful Service Technicians can come from a variety of backgrounds including apartment maintenance, HVAC, general labor, construction, hotel, general building maintenance, and work order management. Must have intermediate competency with HVAC, plumbing, electrical, appliance repair, painting, and carpentry. Must be available to be part of a rotating on call schedule for after hours and weekend emergency response.  
For the fourth year in a row, Windsor Communities is the recipient of the 2024 Kingsley Excellence Award achieving the top award for Overall Customer Service. Compensation: Our company considers a range of factors including education and experience when determining base compensation. Hourly:  Starting at $20.52 - $25.65 per hour, depending on years of experience, tenure, and location.  Annual Starting Comp: $42,681 - $53,352. Bonus: Average quarterly bonus potential of $400 per quarter, based on performance, with an average annual potential of $1,600. Total Annual Starting Compensation Potential:$44,281 ($42,681 base + $1,600 bonus)

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains. 
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours.  The system currently utilized Yardi. 
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. 
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement. 
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues. 
• Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment). 
• Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.  
• Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet  
• Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture.  Interact professionally with contractors, vendors, and suppliers. 
• Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues. 

Your Skills & Experience: 

• Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred. 

• Experience: 
  • Minimum of 2 years of experience in apartment maintenance or a related field. 
  • Proficient in using hand and power tools. 
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
