Director of Compliance
Location: Texas Or California Only
Salary Range: $90,000-$110,000 (Depending On Experience)
POSITION SUMMARY
We are seeking an experienced and detail-oriented Director of Compliance to develop, implement, and oversee the organization’s compliance program. This role ensures that the company adheres to all legal regulations, industry standards, and internal policies while mitigating compliance risks. The Director of Compliance will collaborate with multiple departments to establish best practices, conduct audits, manage compliance reporting, and lead the compliance team. This role requires extensive knowledge of HUD programs, Low-Income Housing Tax Credit (LIHTC) regulations, and affordable housing compliance.
KEY RESPONSIBILITIES
- Compliance Program Leadership:
- Lead and supervise the compliance team, ensuring high-quality work and sufficient support for site associates.
- Develop and oversee effective compliance policies and procedures across the organization.
- Collaborate with site associates and leadership teams to ensure regulatory compliance with affordable housing programs.
- Regulatory Compliance & Risk Management:
- Ensure adherence to HUD programs, Section 8 housing, LIHTC regulations, and other affordable housing laws.
- Conduct routine audits, proactively identify areas of risk, and propose strategies for improvement.
- Monitor and enforce accountability systems to meet compliance and organizational standards.
- Interdepartmental Collaboration:
- Foster strong interdepartmental relationships, improving workflows and defining compliance processes.
- Communicate directly with Local Housing Authorities and State Agencies concerning inspections, compliance, and annual audits.
- Coordinate acquisitions and mass recertifications, ensuring smooth integration into Rainey’s compliance program.
- Contract & Regulatory Review:
- Review government contracts and regulatory documents to ensure compliance with performance requirements.
- Prepare presentations, make recommendations, and ensure all stakeholders understand compliance deliverables.
- Training & Development:
- Partner with the training department to develop and execute compliance training for new and existing employees.
- Evaluate and measure processes consistently to ensure best practices, timely file approvals, and workflow improvements.
- Audit & Reporting Oversight:
- Oversee preparation for annual Management and Occupancy Reviews (MORs).
- Travel to properties for file audits and compliance reviews (up to 75% travel required).
REQUIREMENTS
- Education & Experience:
- Bachelor’s degree in Business, Law, Real Estate, or a related field (or equivalent experience).
- 5+ years of senior compliance leadership experience, with demonstrated ability to lead, inspire, and manage a mid-sized team.
- 5+ years of experience in HUD/Section 8 Housing and LIHTC compliance.
- Skills & Abilities:
- Strong management and leadership skills with the ability to implement and manage change.
- Ability to handle multiple high-priority projects under tight deadlines.
- Strong problem-solving and analytical skills with a high level of attention to detail.
