Maintenance Supervisor II (Eastbrook Apartments)

WinnCompanies is looking for a motivated Maintenance Supervisor II to join our team at Eastbrook Apartments, a 160-unit affordable housing community located in Springfield, MA.
In this role, you will oversee the maintenance operations of multiple properties and perform maintenance functions as a working supervisor. The ideal candidate will also ensure that the physical condition of the property satisfies ownership and management objectives and oversee other maintenance supervisors.
The pay range for this role is $36.36-$43.64 per hour dependent on experience. The selected candidate will also adhere to the following schedule: Monday through Friday from 8:00AM-5:00PM with rotational on-call duty every 3 weeks.

Responsibilities

• Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• 1-3 years of supervisory / managerial experience.
• General knowledge of electrical, plumbing, appliance and HVAC.
• A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• CAMT certification.
• Direct experience with web-based applications and computer systems such as Microsoft Office.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Ability to supervise and work with a diverse group of people and personalities.

Preferred Qualifications

• Vocational or Technical training.
• HVAC, Asbestos and Lead Based Paint certification.
• Ability to speak multiple languages is a plus.
