JOB SUMMARY:
The position of Maintenance Mechanic, is a fulltime position for ABM's new Housing Resource Center iocated in the City of Virginia Beach, VA. This position requires trade school certification or more than 4-years work experience; may assist skilled tradesman or troubleshoots and performs in building maintenance functions and site repairs focused on basic mechanical systems maintenance, light carpentry, light electrical and light plumbing services. This position reports directly to the site's ABM Building Engineer and ABM Account Manager.
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.
ESSENTIAL FUNCTIONS:
1. Performing repairs and preventive maintenance with good overall knowledge of building mechanical systems in the areas of electrical, plumbing, carpentry, painting, overall basic general repairs and basic understanding of the buildings fire & life safety systems.
2. Requires SAFETY knowledge and full understanding of electrical lockout and tag-out procedures in addition to an array of safety related requirements.
3. Electrical; general knowledge of building electrical ladder diagrams and schematics, knowledge and use of electrical meter testing equipment, to include voltages, amperage, ohms. Replaces lighting ballast, switches, receptacles, sockets, solenoids, relays, wiring, fuses, miscellaneous conduits, and fittings, etc.
5. Plumbing; knowledge of plumbing tools, equipment and fitting component terminology; services and repairs all plumbing fixtures, to include, sinks, faucets, urinals, toilets, drains, showers, and lawn irrigation systems. Operates power or hand driven snake for drain cleaning functions, replaces faulty plumbing piping and fittings with proper application, threaded, copper soidered, PVC, piastic or metal tubing.
6. Carpentry; knowledge of tools, equipment, and terminology, service and repairs door hardware to include locks, key duplication, handles, hinges, closers, sweeps, stops, desk and cabinet components. Replaces ceiling tiles, grid, carpet floor tiles, ceramic, vinyl, and cove base repairs etc. Hangs pictures, bulletin and white boards etc.
7. Painting, knowledge of toois, applicators and their process, performs wail or equipment prep to include mudding and taping drywall, patching, sanding, and cleaning and or degreasing surfaces. Applies primers and sealers as determined for walls, floors, ceilings, and equipment; paints, stains varnishes, woodwork.
8. Inventory of commonly used components, maintains adequate supplies and reports replenishment needs as determined. Submits parts requisition, and or follow up on cost information along with ordering of materials as so directed.
9. Reports and Communicates effectively in the sharing building related information. Performs daily work orders and preventive maintenance work orders as determined or directed in a timely manner.
10. Computer skills; general knowledge of computer systems and their applications, i.e., energy management, PM & work order systems, and Microsoft Office to include email.

MINIMUM QUALIFICATIONS:
High school graduate or equivalent, with good mechanical abilities and physical condition
4-years building maintenance experience or trade school certification
preferred.
Pursuit as HVAC apprentice within 90 days of date of hire sill be required.
