Overview:
Wangard Partners is seeking a qualified candidate to join our Property Management team as a Maintenance Technician at Bear Tree in De Forest. As a Maintenance Technician with Wangard Partners, you will focus on maintaining the physical integrity of the properties while providing professional and courteous service to our residents through the timely completion of work order requests. The Maintenance Technician performs all aspects of each of the property’s maintenance needs including the physical grounds, preventive, corrective, deferred and emergency services. This requires collaboration with and taking direction from the property managers and in collaboration with other maintenance team members and contracted vendors. Maintenance responsibilities: The Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards. At the discretion of the Property Manager or Director of Maintenance Operations, these responsibilities include but are not limited to:
- Perform general maintenance duties such as, but not limited to, appliance repairs, equipment repairs, painting, HVAC repairs, basic carpentry, basic electrical, basic plumbing, glass replacement, and screen repair
- Perform general building façade and envelope work such as, gutter & down spout repair, siding repairs, window & door repairs, caulking and leak detection
- Conduct all community maintenance work, service requests, punch lists, building inspections, preventative maintenance.
- Removing bulk trash (including appliances).
- Supervise or perform all work necessary to quickly bring vacated units to rent ready condition.
- Landscaping and grounds management.
Additional Duties:
- Communicate effectively with residents, guests, visitors, and staff.
- Communicate daily with property manager regarding all property concerns.
- Schedule maintenance preparation under the direction of Property Manager, all market-ready apartments and complete the final inspection with the property manager.
- Complete monthly community inspections with the property manager.
- Assist in monitoring vendor performance and relationships.
- Assist in monitoring capital improvement projects.
- Ensure that all work orders have been completed in a safe and professional manner.
- Communicate life safety concerns of with property manager.
- Prepare maintenance reports and other job-related documentation.
- Maintain inventory of equipment, tools, and supplies.
- Serve as a role-model by following all company policies and procedures.
- Perform periodic on-call emergency services as required.
- Additional tasks or duties assigned.
- High School diploma or equivalent.
- Must have the basic proficiency of reading and writing the English language.
