Associate Director, Global Construction

The Associate Director, Global Construction will serve as a strategic internal leader and subject matter expert in commercial office design and construction, reporting directly to the Head of Global Real Estate & Workplace Strategy. This role is responsible for the delivery of multiple concurrent projects across STB’s global portfolio, with a total capital expenditure ranging from $700M to $1B over the next 10 years.

Leveraging extensive experience in corporate interiors, workplace design, and construction, the Director ensures projects are planned, executed, and delivered on time, within budget, and to the highest professional standards, aligning all projects with STB’s brand, culture, and operational needs. Key responsibilities include collaborating with key team members to lead the design, management, and execution of capital construction projects - from new core and shell developments to office expansions and renovations, repositioning and restack programs, replacement or upgrade of building infrastructure and support systems, and amenity spaces - from concept to completion.

Design, Construction and Project Delivery

• Oversee the design, management, and construction of global and regional projects to ensure that schedule, scope, quality, and budget targets are met within approved parameters.

• Collaborate with regional project managers to ensure clear communication, accurate reporting, and effective risk mitigation.

• Provide direct support to office administrators to ensure adherence to best-in-class practices and enforcement of corporate and site-specific standards.

• Ensure seamless integration and collaboration with internal delivery teams, including technology, audio-visual, security and facilities teams.

• Oversee furniture, fixtures, and equipment (FF&E) selection, procurement, scheduling, and cost control in collaboration with STB’s preferred manufacturers and dealer networks, ensuring alignment with brand standards and functional goals.

• Approve commitments, invoices, and change orders, ensuring compliance with policy and coordinating vendor management.

• In partnership with G&T’s Global Cost Manager, oversee budgeting, pricing variances, and ensure competitive pricing through STB sourcing and bidding guidelines.

• Provide regular correspondence on project status, risks, and goals to executive leadership, the Global Real Estate team and regional office administrators for all active, on-hold, and closeout-phase projects.

• Drive a design and implementation process that is functional, creative, and cost-effective.

• Act as a transparent resource for all aspects of project delivery, including process improvement, cost and schedule control, progress reporting, and documentation.

• Stay current on emerging technologies, design trends, and industry best practices.

• Manage external consultants and vendors collaboratively while ensuring the firm’s interests remain the sole focus.

Sustainability and Compliance

• Integrate sustainable building practices into all projects, advancing initiatives for certifications such as LEED and Fitwel.

• Partner with Procurement to align contracts and RFPs with STB’s sustainability objectives.

Leadership

• Serve as a member of the STB GRE team, fostering a culture of collaboration, innovation, and excellence.

• Maintain accountability for developing and executing the STB capital projects strategy, ensuring alignment with workplace design standards, sustainability objectives, and long-term goals.

• Mentor and motivate internal teams and external partners to drive high performance and ensure successful project outcomes.

• Lead the development of operational plans, recruit, train, and mentor regional project managers, and instill urgency in project teams.

• Strengthen partnerships with Procurement, Technology, and other internal teams to drive operational excellence.

• Lead by example, providing transparency into project status and risks.

Strategic Planning & Execution

• Organize, plan, and execute initiatives by applying extensive design and construction expertise to support strategic, financial, and business transformation.

• Collaborate with internal and external stakeholders to transition capital projects from programming to execution.

• Develop and articulate detailed client requirements while establishing clear, measurable expectations.

• Identify inefficiencies and opportunities for standardization to improve the efficiency and consistency of design and construction efforts.
